Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Where Dawes Point sits, who covers it and what it costs.
We treat ants right across 2000. Dawes Point is roughly 1.4 km north of the city, which puts it well inside the Sydney CBD & Inner City run our technicians work. Our technicians are through Dawes Point most days, so same-day attendance is usually available.
Most weeks we are somewhere between Circular Quay station and Observatory Hill Park in Dawes Point, and First Fleet Park is close enough to be on the same run.
We cover The Rocks, Millers Point and Barangaroo on the same runs as Dawes Point, which helps when ant problems are moving between neighbouring properties. Apartment stock means shared services, so a single-unit treatment holds only if the rest of the building is not feeding it.
Most Dawes Point bookings come in as flats where the neighbouring lot is the actual source. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Our Dawes Point runs also take in Westfield Sydney and the area near Milson Village, so the whole postcode is served.
You get a confirmed time, not a window. We plan the 2000 run the day before, and if The Rocks or Millers Point is on the same round there is often an earlier slot going.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Dawes Point kitchen removes the smell for a few hours, not the colony that laid it.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Dawes Point job.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Dawes Point that is coastal brown ants more often than not.
Anywhere in 2000, or over toward The Rocks, is inside the area we treat at the same price.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Dawes Point. Every general treatment carries a 6-month warranty.

What drives it in a high-density pocket is the common property. Risers, bin rooms and wall cavities connect every lot, so ants are never really dealt with one apartment at a time.
Unit blocks dominate here. We work inside your lot and quote building management separately where the common areas need doing.
