Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Local technicians, fixed prices and a written report for every job in Millers Point.
Millers Point is part of the Sydney CBD & Inner City, 1.1 km or so north-west of the GPO, and 2000 is a postcode we know well. Our technicians are through Millers Point most days, so same-day attendance is usually available.
Most weeks we are somewhere between Westfield Sydney and Westfield 111 Castlereagh in Millers Point, and Barangaroo station is close enough to be on the same run.
We cover Barangaroo, The Rocks and Dawes Point on the same runs as Millers Point, which helps when ant problems are moving between neighbouring properties. Apartment stock means shared services, so a single-unit treatment holds only if the rest of the building is not feeding it.
The bulk of our Millers Point work is flats where the neighbouring lot is the actual source. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
We also work the streets near Wynyard station and across toward Observatory Hill Park - the whole of 2000 is covered.
When you book, we confirm the 2000 run the day before and give you an arrival time rather than a window. If we are already out at Barangaroo or The Rocks that morning, we will usually offer you the earlier slot.
People assume a trail means something was left out. Around Millers Point it is just as likely to be the bathroom, because water is the scarcer resource in summer.
The reason the trail returns to the same spot in a Millers Point kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Millers Point job.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
For a Millers Point cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Millers Point gets ahead of it rather than chasing it.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Millers Point home.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Millers Point and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
At roughly 1.1 km north-west of the city, Millers Point is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Waste is centralised in a tower - chutes, bin rooms, loading areas - and that concentration is what keeps ants fed. Height makes no difference; the risers are a staircase.
Unit blocks dominate here. We work inside your lot and quote building management separately where the common areas need doing.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Millers Point 2000 are all covered, with documentation suitable for an agent or a strata manager.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We do. Millers Point and Barangaroo, The Rocks, Dawes Point and Pyrmont are all on the same route, which helps if you own more than one property in the area.
