Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Engadine sits, who covers it and what it costs.
Engadine sits about 28.4 km south-west of the CBD in the Sutherland Shire, and postcode 2233 is one we are in most weeks. We cover Engadine on scheduled runs through the Sutherland Shire, and we will give you a firm time rather than a window.
A lot of our Engadine jobs are in the streets around Engadine Town Park and Engadine Leisure Centre, and we are out near Engadine station regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Sutherland Shire area. Heathcote, Loftus and Woronora Heights are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
The bulk of our Engadine work is houses backing onto a reserve, where the pressure is constant from outside. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Wherever you are in 2233, you are inside the area our technicians cover.
When you book, we confirm the 2233 run the day before and give you an arrival time rather than a window. If we are already out at Heathcote or Loftus that morning, we will usually offer you the earlier slot.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Engadine. We identify before we bait rather than putting down a general-purpose product and hoping.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a Engadine job.
If there are ants running up a shrub beside a Engadine house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in Engadine after a storm is almost always this.
If your Engadine paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

We cover it on scheduled runs, so a day's notice gets you the best slot. Engadine sits roughly 28.4 km south-west of the CBD, inside our Sutherland Shire run, so we book a time and keep to it.
Undisturbed ground, leaf litter and fallen timber right to the boundary mean ants are always established next to the house. Re-entry, not eradication, is what we are managing here.
Mostly detached housing backing onto reserve. Proofing and the perimeter are what actually hold here.

Usually not. Most ant control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Most ant control jobs in a Engadine home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
Yes. As well as Engadine we cover Heathcote, Loftus, Woronora Heights and Woronora on the same runs, so a job that crosses a boundary can be handled in one visit.
