Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Where Epping sits, who covers it and what it costs.
Epping is part of the Ryde & the Northern District, 16 km or so north-west of the GPO, and 2121 is a postcode we know well. We run Epping on a regular route, and same-day attendance is usually available.
If you are near Carlingford Village, Epping station or Eastwood station, that is ground we cover constantly - it is the busiest part of Epping for us.
Eastwood, Cheltenham and Marsfield are all on the same route as Epping. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Around Epping the pattern is fairly consistent: older semis with a paved rear courtyard and a sub-floor that no longer dries out. Tell us which it is on the phone and we will come prepared for it.
The rest of 2121 is covered too, including the pockets around Boronia Park and Forest Park.
We confirm your slot the day before and arrive at a stated time. Eastwood and Cheltenham sit on the same run, so earlier appointments in 2121 come up regularly.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Epping changes very little on its own.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Epping kitchen.
Some species excavate soft, damp timber rather than eat it. Finding them in a Epping window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
Ants protecting aphids on a Epping citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
A single trail across a Epping prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
A column of ants going in and out of a weep hole means they are nesting in the cavity, not the garden. Treating the garden bed in that case does nothing at all for a Epping home.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Sweet, protein or oil-based baits chosen for the ant and the season.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Epping. Every general treatment carries a 6-month warranty.
At roughly 16 km north-west of the city, Epping is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, ants are a street-level problem rather than a house-level one.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Epping 2121 are all part of what we do, and the paperwork is the kind agents accept.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
We do. Epping and Eastwood, Cheltenham, Marsfield and North Epping are all on the same route, which helps if you own more than one property in the area.
