Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

If you are in Eveleigh or anywhere else in 2015, you are in our Sydney CBD & Inner City patch, 3.4 km south-west of the CBD. Our technicians are through Eveleigh most days, so same-day attendance is usually available.
Most weeks we are somewhere between Redfern station and Hollis Park in Eveleigh, and Alexandria Park is close enough to be on the same run.
Our runs through Eveleigh also take in Darlington, Erskineville and Newtown. In a tower the population is usually shared. We treat your unit and tell you plainly if the source is common property, because that is what the building has to act on.
Around Eveleigh the pattern is fairly consistent: flats where the neighbouring lot is the actual source. Tell us which it is on the phone and we will come prepared for it.
Beyond that we are regularly around Broadway Shopping Centre, and out as far as Broadway Shopping Centre. If you are anywhere in 2015, you are inside the area we run.
Bookings for 2015 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Darlington and Erskineville often share the same run, which is how earlier slots come up.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Eveleigh kitchen removes the smell for a few hours, not the colony that laid it.
Many ants get most of their sugar from honeydew - the secretion of aphids and scale insects they actively protect on garden plants. A Eveleigh garden with a scale problem is feeding the ant colony that then comes indoors.
Where we find ants in a Eveleigh wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
If your Eveleigh paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Winter does not kill the colony, it just slows it. The nest under a Eveleigh path in July is the same nest that produces the trail in October.
We follow the trail back to the colony rather than treating the spot where you noticed it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Eveleigh. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 3.4 km south-west of the city here, and Eveleigh is covered by the Sydney CBD & Inner City team.
In a building this dense the population is rarely confined to one lot. Service risers, bin rooms and the cavities between units give ants a route between flats, so a problem on one floor becomes a problem on three.
Apartments throughout, which means treating your lot and scoping the building where the pattern points at common property.
We do all of those. A good share of the Eveleigh jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of Eveleigh, from the streets around Broadway Shopping Centre out to the suburb boundary and on into Darlington.
