Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Our Sutherland Shire technicians cover Grays Point and the rest of 2232 as a matter of course - it is only about 24.1 km south-west of the city. We run Grays Point on a regular route, and same-day attendance is usually available.
The Grays Point jobs we attend tend to sit between Swallow Rock Reserve and Grays Point Oval.
This is the Sutherland Shire area, and our runs here also take in Gymea Bay, Kirrawee and Gymea. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
The ant calls we take from Grays Point are mostly homes on sloping blocks with a sub-floor and bush on the boundary. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
All of 2232 falls inside the area we service.
You get a confirmed time, not a window. We plan the 2232 run the day before, and if Gymea Bay or Kirrawee is on the same round there is often an earlier slot going.
Where we find ants in a Grays Point wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
In a dry spell ants move indoors looking for moisture, which is why a spotless Grays Point kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
A colony's preference also shifts with the season. Spring brood-rearing wants protein; later in summer the same Grays Point colony wants sugars.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
A nest in a power point or appliance is about warmth. Spraying into electrical fittings is dangerous - tell us and we will treat it the right way.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Fine soil pushed up along paving joints, path edges and garden edging is excavation - there is a nest directly beneath. Around Grays Point that is coastal brown ants more often than not.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
A storm is the most reliable trigger for an indoor ant problem. Nests in soil and paving flood, and the colony relocates somewhere dry, meaning your building.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Grays Point 2232, with no call-out fee. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Grays Point is about 24.1 km south-west of the CBD in the Sutherland Shire, and we give you a firm arrival time rather than an all-day window.
Properties on a bush edge get re-supplied continuously. That is why our work in Grays Point is as much about the fence line and the perimeter as the inside of the house.
Detached houses on larger blocks with bush on a boundary, so the fence line and perimeter matter as much as the interior.
We do. A lot of our Grays Point work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
Yes. As well as Grays Point we cover Gymea Bay, Kirrawee, Gymea and Yowie Bay on the same runs, so a job that crosses a boundary can be handled in one visit.
