Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Jannali sits, who covers it and what it costs.
If you are in Jannali or anywhere else in 2226, you are in our Sutherland Shire patch, 21.2 km south-west of the CBD. We run Jannali on a regular route, and same-day attendance is usually available.
Around Jannali we work the pockets near Ninth Avenue Reserve, Kareela Shopping Centre and Kareela Golf Course most often, so the van is rarely far away when a job comes in.
Under Sutherland Shire, we cover Jannali and Como, Bonnet Bay and Kareela alike. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
Jannali jobs tend to be homes on sloping blocks with a sub-floor and bush on the boundary. Let us know which when you ring and we will plan the visit around it.
Jannali station and Alice Street Reserve are on the same round, which means every part of 2226 is within our area.
Bookings for 2226 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Como and Bonnet Bay often share the same run, which is how earlier slots come up.
Pharaoh and some other small species nest indoors in warm voids and never go outside at all. In a Jannali house that changes the treatment completely - and makes spraying actively harmful, because it buds the colony.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Jannali. We identify before we bait rather than putting down a general-purpose product and hoping.
People assume a trail means something was left out. Around Jannali it is just as likely to be the bathroom, because water is the scarcer resource in summer.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
Winter does not kill the colony, it just slows it. The nest under a Jannali path in July is the same nest that produces the trail in October.
Anywhere in 2226, or over toward Como, is inside the area we treat at the same price.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. There is no call-out charge in Jannali 2226. The final number comes down to the property itself, and it is fixed before we begin. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Jannali is about 21.2 km south-west of the CBD in the Sutherland Shire, and we give you a firm arrival time rather than an all-day window.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily ants cross from it into the building, which is a perimeter problem.
Detached houses on larger blocks with bush on a boundary, so the fence line and perimeter matter as much as the interior.
We do all of those. A good share of the Jannali jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Most ant control jobs in a Jannali home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
We do. Jannali and Como, Bonnet Bay, Kareela and Sutherland are all on the same route, which helps if you own more than one property in the area.
