Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.
Ant Control in Sutherland 2232 — local technicians, fixed prices and a written report. Ant treatment starts from $89.

Where Sutherland sits, who covers it and what it costs.
Sutherland is part of the Sutherland Shire, 22.6 km or so south-west of the GPO, and 2232 is a postcode we know well. We run Sutherland on a regular route, and same-day attendance is usually available.
The Sutherland addresses we attend cluster around Forby Sutherland Memorial Garden and Sutherland Leisure Center. Ninth Avenue Reserve is another part of the suburb we are called to often.
Sutherland is in the Sutherland Shire area, and we cover Kirrawee, Jannali and Woronora on the same runs - handy if you own more than one property or your ant problem has come from next door. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
The ant calls we take from Sutherland are mostly properties where the fence line matters as much as the kitchen. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Sutherland station and the remainder of 2232 are on the same run.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Sutherland houses for different reasons.
Where we find ants in a Sutherland wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Sutherland changes very little on its own.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

These are the large night-active ants that nest in soil, hollow trees and timber that has softened with damp. Structural damage is uncommon in Australia, but a wall nest points to a leak worth chasing.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Our Sutherland runs take in Ninth Avenue Reserve and continue across to the Kirrawee boundary - all the same service area.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Sutherland job.
Winter does not kill the colony, it just slows it. The nest under a Sutherland path in July is the same nest that produces the trail in October.
Trails are traced to the colony, not just sprayed where you saw them.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Nothing repellent, because that causes budding. Non-repellent products get carried home instead.
Six months of warranty on a general ant treatment, and a return visit if they come back inside it.

Homes with sub-floors, roof voids and bush at the boundary - all three get inspected.

Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
