Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

What we cover in Lewisham, and how quickly we can get there.
We treat ants right across 2049. Lewisham is roughly 6.7 km south-west of the city, which puts it well inside the Inner West run our technicians work. Our technicians are through Lewisham most days, so same-day attendance is usually available.
Around Lewisham we work the pockets near Harvest Park, Fanny Durack Aquatic Centre and Graham Reserve most often, so the van is rarely far away when a job comes in.
The suburb sits in the Inner West, Burwood, Strathfield and Canada Bay area. Summer Hill, Petersham and Dulwich Hill are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Lewisham jobs tend to be terraces and semis where the problem has come through a shared wall. Let us know which when you ring and we will plan the visit around it.
We cover the remainder of 2049 as well, from MarketPlace Leichhardt through to Lewisham West station.
Bookings for 2049 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Summer Hill and Petersham often share the same run, which is how earlier slots come up.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Lewisham kitchen is the difference between a result and a wasted visit.
The reason the trail returns to the same spot in a Lewisham kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Lewisham kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small and shiny black. It is the usual kitchen ant here, trailing along skirting boards, window frames and power cables from nests in wall voids, roof spaces and the garden edge, and it takes sweet bait easily.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Lewisham job.
A storm is the most reliable trigger for an indoor ant problem. Nests in soil and paving flood, and the colony relocates somewhere dry, meaning your building.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Lewisham. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Our Inner West technicians cover Lewisham daily, and you get a confirmed arrival time when you book.
Older inner suburbs combine shared structure with ageing drainage, and ants exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Joined housing with ageing drainage. That combination decides where product goes far more than the floor plan does.
We do all of those. A good share of the Lewisham jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We cover the whole of Lewisham, from the streets around Graham Reserve out to the suburb boundary and on into Summer Hill.
