Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

Local technicians, fixed prices and a written report for every job in Summer Hill.
Our Inner West technicians cover Summer Hill and the rest of 2130 as a matter of course - it is only about 7.2 km west of the city. Our technicians are through Summer Hill most days, so same-day attendance is usually available.
Around Summer Hill we work the pockets near MarketPlace Leichhardt, Summer Hill station and Daryl Jackson Gardens most often, so the van is rarely far away when a job comes in.
This is the Inner West, Burwood, Strathfield and Canada Bay area, and our runs here also take in Lewisham, Ashfield and Dulwich Hill. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
Summer Hill jobs tend to be apartments and converted blocks where the kitchen backs onto a service riser. Let us know which when you ring and we will plan the visit around it.
We cover the remainder of 2130 as well, from Fanny Durack Aquatic Centre through to Graham Reserve.
Your appointment is confirmed the day before with a real arrival time. Because Lewisham and Ashfield are covered on the same round, 2130 often has an earlier slot available.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Summer Hill changes very little on its own.
If there are ants running up a shrub beside a Summer Hill house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Summer Hill kitchen is the difference between a result and a wasted visit.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
Ants in the cavity of a Summer Hill house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
If your Summer Hill paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Anywhere in 2130, or over toward Lewisham, is inside the area we treat at the same price.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Sweet, protein or oil-based baits chosen for the ant and the season.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
If ants return within 6 months of a general treatment, we return at no charge.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Summer Hill. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. Summer Hill sits roughly 7.2 km west of the CBD, inside our Inner West run, so we book a time and keep to it.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, ants are a street-level problem rather than a house-level one.
Terraces and semis that share walls, roof voids and drainage - so we look at what the property adjoins before deciding where product goes.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Summer Hill 2130, and we provide the written report agents and strata managers ask for.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of Summer Hill, from the streets around Graham Reserve out to the suburb boundary and on into Lewisham.
