Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Marayong sits, who covers it and what it costs.
Postcode 2148 covers Marayong and the streets immediately around it. At about 32.1 km north-west of the CBD it falls in the Blacktown & Mount Druitt, where we have vans out daily. We cover Marayong on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Marayong Park and Woodcroft Shopping Village in Marayong, and Marayong station is close enough to be on the same run.
Marayong is in the Blacktown City area, and we cover Kings Park, Woodcroft and Blacktown on the same runs - handy if you own more than one property or your ant problem has come from next door. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Around Marayong the pattern is fairly consistent: recently built homes where the activity started at the boundary. Tell us which it is on the phone and we will come prepared for it.
The whole of 2148 is on our regular run.
We confirm your slot the day before and arrive at a stated time. Kings Park and Woodcroft sit on the same run, so earlier appointments in 2148 come up regularly.
Some species excavate soft, damp timber rather than eat it. Finding them in a Marayong window frame or bathroom wall usually means moisture has been getting into that timber for a while.
Some ants want protein, some want sugar, and the wrong bait gets ignored completely. Identifying what is trailing through a Marayong kitchen is the difference between a result and a wasted visit.
In a dry spell ants move indoors looking for moisture, which is why a spotless Marayong kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Ants in the cavity of a Marayong house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Winter does not kill the colony, it just slows it. The nest under a Marayong path in July is the same nest that produces the trail in October.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Marayong home is in the garden immediately around it.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Get a Free QuoteAnt treatment starts from $89. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Marayong 2148, with no call-out fee. Every general treatment carries a 6-month warranty.
At roughly 32.1 km north-west of the city, Marayong is on a route we run regularly. We cover it on scheduled runs, so a day's notice gets you the best slot. You will be given a time, not a window.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer homes, tightly spaced, usually slab on ground - so the treatment concentrates on the perimeter and entry points.
We do. A lot of our Marayong work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Most ant control jobs in a Marayong home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
Yes. As well as Marayong we cover Kings Park, Woodcroft, Blacktown and Doonside on the same runs, so a job that crosses a boundary can be handled in one visit.
