Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Where Mosman sits, who covers it and what it costs.
Mosman sits about 5.1 km north-east of the CBD in the Lower North Shore, and postcode 2088 is one we are in most weeks. Our technicians are through Mosman most days, so same-day attendance is usually available.
Around Mosman we work the pockets near Memory Park, Sydney Harbour National Park and Corner Beach most often, so the van is rarely far away when a job comes in.
North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill is the council area for Mosman, and we treat Cremorne, Cremorne Point and Neutral Bay on the same schedule. Period homes near the harbour tend to have sub-floors, original timber and gardens running down to the boundary, so the inspection covers well beyond the kitchen.
Around Mosman the pattern is fairly consistent: waterfront and near-waterfront homes with damp sub-floors and mature gardens. Tell us which it is on the phone and we will come prepared for it.
Big Bear Village and Cammeray Golf Course are on the same round, which means every part of 2088 is within our area.
The 2088 run is set the day before and you are given an arrival time. Where Cremorne and Cremorne Point fall on the same round, we can usually bring the visit forward.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
Several of the species we treat around Mosman are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Mosman kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Mosman home is in the garden immediately around it.
If your Mosman paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
Anywhere in 2088, or over toward Cremorne, is inside the area we treat at the same price.
We follow the trail back to the colony rather than treating the spot where you noticed it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.
