Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

Postcode 2567 covers Mount Annan and the streets immediately around it. At about 46.8 km south-west of the CBD it falls in the Macarthur, where we have vans out daily. We travel out to Mount Annan on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
A lot of our Mount Annan jobs are in the streets around William Howe Regional Park and Mt Annan Marketplace, and we are out near Spring Farm Shopping Centre regularly enough that the technician usually knows the access before they arrive.
We work under the Campbelltown and Camden area here, and Narellan Vale, Currans Hill and Narellan are all on the same route, which matters when ant problems are moving between adjoining properties. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
The bulk of our Mount Annan work is newer homes on small blocks where next door has the same problem. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The whole of 2567 is on our regular run.
Your appointment is confirmed the day before with a real arrival time. Because Narellan Vale and Currans Hill are covered on the same round, 2567 often has an earlier slot available.
Pharaoh and some other small species nest indoors in warm voids and never go outside at all. In a Mount Annan house that changes the treatment completely - and makes spraying actively harmful, because it buds the colony.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Mount Annan kitchen removes the smell for a few hours, not the colony that laid it.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Mount Annan kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Insects and nectar outdoors | Direct nest treatment in lawns and garden beds | Digging into the nest by hand and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Mount Annan home is in the garden immediately around it.
Ants protecting aphids on a Mount Annan citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
For a Mount Annan cafe or kitchen, ants are a compliance finding. We run a documented program with monitoring points and reports your auditor will accept rather than a one-off spray.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.

We cover it on scheduled runs, so a day's notice gets you the best slot. Mount Annan sits roughly 46.8 km south-west of the CBD, inside our Macarthur run, so we book a time and keep to it.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer detached homes on compact blocks, so access down the side and the shared fence line shape how we work.
We do. A lot of our Mount Annan work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
For a standard Mount Annan home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
All of them. Mount Annan sits alongside Narellan Vale, Currans Hill, Narellan and Blairmount in our coverage, and they are serviced on the same schedule.
