Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

What we cover in North Willoughby, and how quickly we can get there.
North Willoughby is part of the Lower North Shore, 8.2 km or so north of the GPO, and 2068 is a postcode we know well. Our technicians are through North Willoughby most days, so same-day attendance is usually available.
Most weeks we are somewhere between Westfield Chatswood and Chatswood station in North Willoughby, and Artarmon station is close enough to be on the same run.
We work under the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area here, and Middle Cove, Willoughby East and Castle Cove are all on the same route, which matters when ant problems are moving between adjoining properties. Period homes near the harbour tend to have sub-floors, original timber and gardens running down to the boundary, so the inspection covers well beyond the kitchen.
Most North Willoughby bookings come in as waterfront and near-waterfront homes with damp sub-floors and mature gardens. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
St Aloysius Oval and Willoughby Park are on the same round, which means every part of 2068 is within our area.
What you are looking at is a supply line, not a population. Treat the line and the colony sends another one tomorrow along a slightly different route.
Where we find ants in a North Willoughby wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
Indoor nests sit in wall cavities, behind splashbacks, under baths and in roof insulation. Finding them is most of the work on a North Willoughby job.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
If fine soil keeps appearing in the paving joints and along the drive, coastal brown ants are nesting beneath it.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Sugars primarily, sometimes protein | Slow-acting baits combined with non-repellent treatment across the boundary | A repellent barrier, which splits nests that hold many queens |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Nectar and insects taken outdoors | Direct nest treatment wherever it is in the lawn or beds | Trying to dig it out yourself and getting stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Outdoor activity slows, but nests in heated walls keep going | Ants around heaters, hot water units and kitchens |
Most failed ant treatments come down to what happens in the week after.
Ants in the cavity of a North Willoughby house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
Heavy rain floods shallow nests, and the colony moves to the nearest dry cavity - which is usually a wall, a subfloor or under a slab. A sudden indoor trail in North Willoughby after a storm is almost always this.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Same-day attendance is usually available. North Willoughby is about 8.2 km north of the CBD in the Lower North Shore, and we give you a firm arrival time rather than an all-day window.
Old houses, steep blocks and heavy planting. The lower level cut into the slope stays cool and damp, and that is where ants settle well before anyone notices them upstairs.
Established housing near the water, much of it with original timber and sub-floor space that no longer ventilates properly.
We do. A lot of our North Willoughby work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
All of them. North Willoughby sits alongside Middle Cove, Willoughby East, Castle Cove and Willoughby in our coverage, and they are serviced on the same schedule.
