Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

Local technicians, fixed prices and a written report for every job in Northwood.
If you are in Northwood or anywhere else in 2066, you are in our Lower North Shore patch, 5.5 km north-west of the CBD. Our technicians are through Northwood most days, so same-day attendance is usually available.
If you are near Lane Cove Bushland Park, Osborne Park or The Village Shopping Centre, that is ground we cover constantly - it is the busiest part of Northwood for us.
Under North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill, we cover Northwood and Greenwich, Osborne Park and Longueville alike. A lot of the housing here is older and close to the water, so sub-floors and lower levels hold damp - and damp is what keeps a population going.
Around Northwood the pattern is fairly consistent: older homes near the water with a sub-floor that never fully dries. Tell us which it is on the phone and we will come prepared for it.
We cover the remainder of 2066 as well, from Mall 88 through to Wollstonecraft station.
The 2066 run is set the day before and you are given an arrival time. Where Greenwich and Osborne Park fall on the same round, we can usually bring the visit forward.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
Where we find ants in a Northwood wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Winged ants swarming in the warmer months are reproductives on a mating flight. Indoors, that can indicate an established colony within the structure.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies are at full size and stock up before cooler weather | Trails into pantries and pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
We are around The Village Shopping Centre most weeks and cover every street in 2066, including the ones off the main roads.
After sustained rain in Northwood we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Northwood gets ahead of it rather than chasing it.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Sprays that scatter a colony are avoided entirely in favour of non-repellents the ants deliver themselves.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Northwood and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
At roughly 5.5 km north-west of the city, Northwood is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Established gardens, original timber and sub-floors that no longer breathe - that is the profile of a harbourside house, and it suits ants very well.
Period homes and converted apartments with original timber, sub-floors and established gardens, all of which get inspected.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Northwood 2066 are all part of what we do, and the paperwork is the kind agents accept.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. A return visit within the warranty period costs you nothing.
We cover the whole of Northwood, from the streets around The Village Shopping Centre out to the suburb boundary and on into Greenwich.
