Budding splits the colony
Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.

Postcode 2066 covers Osborne Park and the streets immediately around it. At about 6.4 km north-west of the CBD it falls in the Lower North Shore, where we have vans out daily. Our technicians are through Osborne Park most days, so same-day attendance is usually available.
Most weeks we are somewhere between Lane Cove Bushland Park and Osborne Park in Osborne Park, and The Village Shopping Centre is close enough to be on the same run.
This is the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area, and our runs here also take in Lane Cove, Northwood and Artarmon. A lot of the housing here is older and close to the water, so sub-floors and lower levels hold damp - and damp is what keeps a population going.
Around Osborne Park the pattern is fairly consistent: period houses and converted blocks where the lower level is the problem. Tell us which it is on the phone and we will come prepared for it.
Our Osborne Park runs also take in Mall 88 and the area near Artarmon station, so the whole postcode is served.
You get a confirmed time, not a window. We plan the 2066 run the day before, and if Lane Cove or Northwood is on the same round there is often an earlier slot going.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
After heavy rain the opposite happens - flooded nests push colonies up and inside. Both extremes send ants into Osborne Park houses for different reasons.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Osborne Park kitchen.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

From an Elite job - a nest coming out of a mortar joint. Cracked mortar and weep holes open directly into the wall cavity, and that cavity is where a lot of black house ant colonies sit.

Gel bait on a working trail, from one of our jobs. Ants feed and carry it to the nest, so wiping or spraying the trail afterwards undoes the treatment.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants entering from the external wall point to a cavity or garden-edge nest. Finding that entry is the first step.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Argentine ants and a number of house ants carry multiple queens. Spray them with a repellent and a queen plus a few hundred workers simply moves out and starts again nearby.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Results come over days as the bait spreads. Spray the trail the next morning and you have killed the ants that were carrying it home. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
Small amounts of sweet, protein and oil-based bait show what the colony is feeding on right now.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
Anywhere in 2066, or over toward Lane Cove, is inside the area we treat at the same price.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Osborne Park we routinely find the colony is in the garden, not the house.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Osborne Park gets ahead of it rather than chasing it.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
If ants return within 6 months of a general treatment, we return at no charge.

The combination here is age and moisture. Older houses near the harbour rarely have sub-floor ventilation that still works, and ants settle in what that leaves behind.
Older houses on sloping blocks, many with a lower level cut into the slope - that level is usually where we start.
