Budding splits the colony
Species with many queens, such as Argentine ants and several house ants, respond to a repellent spray by relocating. A few hundred workers and a queen move to a new spot, and you now have two colonies instead of one.

What we cover in Phillip Bay, and how quickly we can get there.
Postcode 2036 covers Phillip Bay and the streets immediately around it. At about 12.3 km south of the CBD it falls in the Eastern Suburbs, where we have vans out daily. We run Phillip Bay on a regular route, and same-day attendance is usually available.
A good share of our Phillip Bay work is in the streets around Yarra Recreation Reserve and Chifley Sports Reserve.
This is the Waverley, Randwick and Woollahra area, and our runs here also take in Little Bay, La Perouse and Chifley. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
The ant calls we take from Phillip Bay are mostly unit blocks a street or two back from the water, plus the odd beachfront cafe. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Wherever you are in 2036, you are inside the area our technicians cover.
Bookings for 2036 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Little Bay and La Perouse often share the same run, which is how earlier slots come up.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Phillip Bay changes very little on its own.
Pharaoh and some other small species nest indoors in warm voids and never go outside at all. In a Phillip Bay house that changes the treatment completely - and makes spraying actively harmful, because it buds the colony.
What you are looking at is a supply line, not a population. Treat the line and the colony sends another one tomorrow along a slightly different route.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
When trails appear around the shower, vanity or toilet, moisture is the reason - often a slow leak the colony is drinking from.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.

Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
If the bait is not what they want today, they will walk past it. Preference moves between sugar and protein with brood demand, so we test and change as needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
Outside, a non-repellent goes around the foundation, weep holes, door frames and paths, so ants coming in pick it up on the way.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Insects and sweet foods, taken mainly at night | A night inspection of the trails, bait near the nest, and moisture in timber repaired | Daytime-only treatment, which misses them entirely |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies come out of winter and begin raising brood, which pushes protein demand up | The first indoor trails of the season, and sand reappearing between pavers |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
If your Phillip Bay paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Anywhere in 2036, or over toward Little Bay, is inside the area we treat at the same price.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General treatments come with 6 months. Ants back within that window means we come back too.

Same-day attendance is usually available. We are about 12.3 km south of the city here, and Phillip Bay is covered by the Eastern Suburbs team.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep ants going.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Phillip Bay 2036 are all part of what we do, and the paperwork is the kind agents accept.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
