Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in Potts Hill, and how quickly we can get there.
Our Canterbury-Bankstown technicians cover Potts Hill and the rest of 2143 as a matter of course - it is only about 16.7 km west of the city. We run Potts Hill on a regular route, and same-day attendance is usually available.
A lot of our Potts Hill jobs are in the streets around Little Saigon Plaza and Chullora Marketplace, and we are out near Birrong station regularly enough that the technician usually knows the access before they arrive.
Potts Hill is in the Canterbury-Bankstown area, and we cover Regents Park, Birrong and Chullora on the same runs - handy if you own more than one property or your ant problem has come from next door. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
Potts Hill jobs tend to be apartments and converted blocks where the kitchen backs onto a service riser. Let us know which when you ring and we will plan the visit around it.
Regents Park station and Jensen Park are on the same round, which means every part of 2143 is within our area.
The 2143 run is set the day before and you are given an arrival time. Where Regents Park and Birrong fall on the same round, we can usually bring the visit forward.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Potts Hill changes very little on its own.
What you are looking at is a supply line, not a population. Treat the line and the colony sends another one tomorrow along a slightly different route.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Small brown ants that include a bigger-headed soldier caste. Sandy soil pushed up between pavers and along slab edges gives them away. Colonies run to many nests, and oil-based granular bait is what works.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
Ants arriving from the outside wall usually nest in the cavity or garden edge. The entry point is where we start tracing.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
Electrical fittings and switches stay warm, which is why ants nest in them. Do not spray into them; let us know and we will handle it properly.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Identification comes first. Then we trace the trails to the entry points and the nests themselves, whether those are in walls, paving, garden edges or the roof.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
We run gel along the active trails, window frames and skirting, keeping every placement out of reach of children and animals.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You receive the job summary in writing, guidance on what to leave alone, and 6 months of warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sweet liquids and honeydew; protein while the colony is raising young | Gel bait placed on trails, non-repellent applied at weep holes and window frames | Wiping trails clean daily, so the colony simply forages on a different route |
| Coastal brown ant | Protein and oily foods | Oil-based granular bait over paving and lawn margins | Attacking a single visible nest while the rest of the colony's nests carry on |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, foraging after dark | Inspecting trails at night, baiting close to the nest, and fixing damp timber | Working only in daylight hours, when these ants are not out |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | The colony restarts and begins brood production, raising its protein needs | First trails inside, and sandy soil showing up in paving joints |
| Late spring to summer (Nov to Feb) | Peak foraging, mating flights after warm humid weather | Winged ants, heavy trails after storms and heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Quiet outside, but colonies in warm wall cavities keep working | Ants around the heater, the hot water unit and the kitchen |
Most failed ant treatments come down to what happens in the week after.
If a trail runs up a shrub rather than into the house, the colony is farming aphids or scale for honeydew. Treating indoors will not stop it; the plant has to be dealt with too.
After sustained rain in Potts Hill we get a run of calls, and the cause is consistent: shallow nests waterlogged, the colony moved into a wall cavity or subfloor to dry out.
If your Potts Hill paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
The trail gets traced to its source. Spraying where you saw ants achieves very little.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General ant treatments are covered. If ants come back within 6 months, so do we.

At roughly 16.7 km west of the city, Potts Hill is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
Most of this area is terrace, semi and converted block, and those share more than people realise - cavities, roof spaces, drainage. ants use all of it.
Older joined housing. The treatment takes account of shared walls, continuous sub-floors and roof voids that run between properties.
We do all of those. A good share of the Potts Hill jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
For a standard Potts Hill home, one to two hours. We would rather tell you it will take longer up front than rush it.
