Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

What we cover in Sadleir, and how quickly we can get there.
Sadleir is part of the South West Sydney, 29.8 km or so west of the GPO, and 2168 is a postcode we know well. We cover Sadleir on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
The Sadleir addresses we attend cluster around Mannix Park and Elouera Bushland Reserve. Panorama Avenue Reserve is another part of the suburb we are called to often.
Under Liverpool, Fairfield and Cumberland, we cover Sadleir and Heckenberg, Ashcroft and Cartwright alike. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
What we see in Sadleir is newer homes on small blocks where next door has the same problem. Describing it accurately when you book saves a second visit.
We also work the streets near Westfield Liverpool and across toward Valley Plaza Shopping Centre - the whole of 2168 is covered.
When you book, we confirm the 2168 run the day before and give you an arrival time rather than a window. If we are already out at Heckenberg or Ashcroft that morning, we will usually offer you the earlier slot.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Sadleir kitchen removes the smell for a few hours, not the colony that laid it.
Ants in timber are a symptom. They do not create the damp, they move into timber the damp has already softened, so the leak matters more than the ants.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Sadleir. We identify before we bait rather than putting down a general-purpose product and hoping.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

Fast-moving, small and dull brown, in thick trails. Its nests are multi-queen and interconnected with neighbouring nests, so it spreads across properties - and repellent sprays accelerate exactly that.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

An Elite photo of ants emerging from mortar. The route runs through weep holes and cracked joints straight into the wall cavity, which is the usual home for a black house ant colony.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Loose fine soil along paving, driveway joints and the slab edge means coastal brown ants have nested underneath.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Swarming winged ants in spring or summer are a mating flight. Seen inside the house, it often means the colony is mature and in the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent treatment around the foundation, weep holes, door frames and paths intercepts ants coming in.
Coastal brown ant nests under paving and along lawn edges get granular bait or direct treatment.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies become active and start on brood, which shifts them onto protein | Early indoor trails, and sand piles returning to the paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Ants in the cavity of a Sadleir house will appear at power points, architraves and ceiling roses - anywhere the cavity opens into the room.
We are around Westfield Liverpool most weeks and cover every street in 2168, including the ones off the main roads.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
Baits are matched to the species and the season rather than used as a default.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Sadleir. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Sadleir sits roughly 29.8 km west of the CBD, inside our South West Sydney run, so we book a time and keep to it.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer detached homes on compact blocks, so access down the side and the shared fence line shape how we work.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Sadleir 2168 are all part of what we do, and the paperwork is the kind agents accept.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
