Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

We treat ants right across 2172. Voyager Point is roughly 23.5 km south-west of the city, which puts it well inside the Canterbury-Bankstown run our technicians work. We run Voyager Point on a regular route, and same-day attendance is usually available.
If you are near East Hills Park, Deepwater Park or Riverlands Golf Course (closed), that is ground we cover constantly - it is the busiest part of Voyager Point for us.
We work under the Canterbury-Bankstown area here, and Pleasure Point, East Hills and Hammondville are all on the same route, which matters when ant problems are moving between adjoining properties. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
Voyager Point jobs tend to be apartments and converted blocks where the kitchen backs onto a service riser. Let us know which when you ring and we will plan the visit around it.
Our Voyager Point runs also take in Brighton Lakes Golf Club and the area near East Hills station, so the whole postcode is served.
Bookings for 2172 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Pleasure Point and East Hills often share the same run, which is how earlier slots come up.
Several of the species we treat around Voyager Point are polydomous - one colony spread across many nests. Treating the nest you found leaves the rest of it working, which is why we look for the extent before we choose a product.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Voyager Point that is why the same trail comes back every spring.
If trails appear in winter, or in a first-floor bathroom with no outdoor route, the nest is probably inside the building.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Shiny, black and small - Sydney's most common indoor ant. Trails follow skirting boards, window frames and power cables back to nests in wall voids, roof spaces or garden edges. Sweet baits work well on it.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Dull brown, small, and noticeable for the thickness and speed of its trails. Multi-queen nests connect to neighbouring ones, which is how an infestation covers several properties. Repellents make it markedly worse.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Trails in the bathroom point to water in the wall or a slow leak the ants have found.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
The difference matters. Retail sprays are repellent - ants sense them and avoid the treated area. Non-repellent products cannot be detected, so foragers cross them, pick up the active and take it back to the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
A bait program works over days. The worst thing you can do is spray the trail once we have gone - those ants are the delivery system. See our blog on budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
First the species, then the trails - followed back to where they enter and to nests in the wall, under paving, at garden edges or in the roof space.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
For nests beneath pavers and in lawn edges - typically coastal brown ants - we use granular bait or treat the nest directly.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | The busiest foraging period, with mating flights after warm humid weather | Winged ants on the wing, and thick trails after a storm or a hot spell |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
If your Voyager Point paving keeps developing little sand volcanoes, sweeping them away is treating the spoil rather than the nest. The colony is in the bedding sand under the slab.
A single trail across a Voyager Point prep bench during an inspection is enough to cause a problem. The program is built to prevent that rather than react to it.
A branch touching the roof is a bridge. Mulch banked against brickwork is harbourage. Most of what brings ants inside a Voyager Point home is in the garden immediately around it.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
We use non-repellents the foragers carry back, not sprays that split the colony up.
General treatments come with 6 months. Ants back within that window means we come back too.
