Budding splits the colony
A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.

What we cover in East Hills, and how quickly we can get there.
Postcode 2213 covers East Hills and the streets immediately around it. At about 22.9 km south-west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run East Hills on a regular route, and same-day attendance is usually available.
A lot of our East Hills jobs are in the streets around East Hills Park and Duke Park, and we are out near Riverlands Golf Course (closed) regularly enough that the technician usually knows the access before they arrive.
The suburb sits in the Canterbury-Bankstown area. Voyager Point, Pleasure Point and Panania are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in East Hills is apartments and converted blocks where the kitchen backs onto a service riser. Describing it accurately when you book saves a second visit.
We cover the remainder of 2213 as well, from Revesby Village Centre through to East Hills station.
Your appointment is confirmed the day before with a real arrival time. Because Voyager Point and Pleasure Point are covered on the same round, 2213 often has an earlier slot available.
Where we find ants in a East Hills wall or frame, we look for the water first. Fix the leak and the timber dries; leave it and another colony will use the same cavity.
In a dry spell ants move indoors looking for moisture, which is why a spotless East Hills kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in East Hills changes very little on its own.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large and mostly nocturnal, nesting in soil, hollow trees and damp or softened timber. They rarely damage structure here, though a nest inside a wall is a reliable sign of moisture that needs attention.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

From an Elite job - gel bait set down on a live trail. The ants feed and carry it back to the nest, which is why we ask you not to wipe or spray that trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine soil pushed up along paving, driveways and slab joints is the classic sign of coastal brown ants nesting underneath.
Ants nesting in switches and electrical fittings are drawn to the warmth. Do not spray into power points; tell us so we can treat safely.
Those spring and summer swarms of winged ants are mating flights. If they are coming out inside the house, there may be a mature colony in the building.
Ant trails at the shower, vanity or toilet usually come down to moisture - either damp in the wall or a slow leak they are drinking from.
Bull ants and jumper ants nest in the lawn and garden beds. The sting is genuinely painful and in some people causes a serious allergic reaction.

A repellent does not kill a multi-queen colony, it divides it. A queen and several hundred workers shift to a new site, leaving you with two nests instead of one.
Repellent means detectable, and detectable means avoided. Non-repellent products let foragers walk through and transfer the active to the rest of the nest.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
Give it days, not hours. Bait has to be carried through the colony, and spraying the trail afterwards destroys the couriers doing that work. Our blog covers budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
Species confirmed, then trails traced to entry points and to the nests - walls, paving, garden edges, roof space.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies peak in size and stock up for the cooler months | Trails into the pantry and around pet bowls |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Our East Hills runs take in Revesby Village Centre and continue across to the Voyager Point boundary - all the same service area.
The Canterbury-Bankstown pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Trails lead somewhere, so we follow them to the colony instead of spraying the sighting.
Which bait we use depends on the ant and the season: sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
General ant treatments are covered. If ants come back within 6 months, so do we.

Get a Free QuoteAnt treatment starts from $89. The fixed price depends on the size of the property and how far the problem has spread, and we confirm it before we start - there is no call-out fee in East Hills 2213. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 22.9 km south-west of the city here, and East Hills is covered by the Canterbury-Bankstown team.
Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, ants are a street-level problem rather than a house-level one.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in East Hills 2213 are all part of what we do, and the paperwork is the kind agents accept.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We do. East Hills and Voyager Point, Pleasure Point, Panania and Picnic Point are all on the same route, which helps if you own more than one property in the area.
