Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

What we cover in Picnic Point, and how quickly we can get there.
If you are in Picnic Point or anywhere else in 2213, you are in our Canterbury-Bankstown patch, 21.8 km south-west of the CBD. We run Picnic Point on a regular route, and same-day attendance is usually available.
If you are near Panania station, Revesby station or Phillip Park, that is ground we cover constantly - it is the busiest part of Picnic Point for us.
Under Canterbury-Bankstown, we cover Picnic Point and Revesby Heights, Panania and East Hills alike. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Picnic Point is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Describing it accurately when you book saves a second visit.
The rest of 2213 is covered too, including the pockets around Bruce Park and Georges River National Park.
Your appointment is confirmed the day before with a real arrival time. Because Revesby Heights and Panania are covered on the same round, 2213 often has an earlier slot available.
What looks like a queue is a chemical road. Each worker reinforces it on the way back, so the trail gets stronger the better the food is - and re-forms along the same skirting the moment the cleaning dries.
If there are ants running up a shrub beside a Picnic Point house, look for scale or aphids on it. They are farming, and that food source is what sustains the colony.
Coastal brown ants, black house ants and odorous house ants all behave differently and all turn up around Picnic Point. We identify before we bait rather than putting down a general-purpose product and hoping.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Very small brown ants, with soldiers that have noticeably bigger heads. You spot them by the fine sandy soil pushed up through paving joints, slab edges and grout. The colonies are big and multi-nested, so oil-based granular bait is the tool.

Small and flat brown in colour, running in dense fast trails. Because nests hold many queens and join with those next door, the infestation is usually bigger than one property. Never spray a repellent on it.

Big ants, usually out after dark, nesting in soil, hollow trees and timber that has gone soft or damp. They are not the structural threat their overseas relatives are, but finding one in a wall usually means there is a leak behind it.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

An Elite job photo: gel placed directly on an active trail. Leave it be - the ants feeding there are the ones delivering it to the colony.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Bull and jumper ants live in lawn and garden-bed nests. The sting hurts, and for some people it brings on a serious allergic reaction.

Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
Retail sprays repel: the ants know they are there and go round. Professional non-repellents do not register, so the foragers deliver the active to the colony for us.
Ants will ignore bait that does not suit their current needs. Because they alternate between sugar and protein depending on the brood, we test preference rather than assume.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
Sweet, protein and oil-based baits are offered in small amounts so the colony shows us its current preference.
Gel is placed on the trails themselves - along window frames and skirting boards - and positioned out of reach of children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
Written summary, instructions on what not to spray, and a 6-month warranty covering the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Honeydew and sugary liquids, switching to protein when there is brood | Sweet gel on active trails and a non-repellent perimeter at frames and weep holes | Washing the trail down each day, which only relocates the foraging route |
| Coastal brown ant | Protein and oil | Oil-based granular bait applied to paving and lawn edges | Pouring insecticide into one pile and assuming that was the colony |
| Argentine ant | Sugars, with protein at times | Slow-acting baits plus non-repellent treatment across the property line | Repellent barrier sprays, which split multi-queen nests |
| Sugar ants (Camponotus) | Nocturnal, on sweet foods and insects | Trails inspected at night, bait placed near the nest, timber moisture fixed | Only ever treating during the day, when there is nothing to see |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging at its height, and mating flights whenever it turns warm and humid | Winged ants indoors, and much heavier trails after storms and heatwaves |
| Autumn (Mar to May) | Colonies reach full size and start stocking up ahead of the cold | Trails heading for the pantry and the pet food bowl |
| Winter (Jun to Aug) | Outside activity drops away, though nests in warm wall cavities carry on | Ants near heaters, hot water units and in the kitchen |
Most failed ant treatments come down to what happens in the week after.
Winter does not kill the colony, it just slows it. The nest under a Picnic Point path in July is the same nest that produces the trail in October.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
Mulch against the wall, a shrub touching the eaves and a damp garden bed along the footings all put ants within reach of the building. In Picnic Point we routinely find the colony is in the garden, not the house.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based, picked to suit the ant and the point in the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets ants travel from one property to the next, which is why your neighbour matters.
Mostly terrace and semi. We look at the party wall, the sub-floor and the roof space, because those are the routes between houses.
