Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.

What we cover in Waterfall, and how quickly we can get there.
Our Sutherland Shire technicians cover Waterfall and the rest of 2233 as a matter of course - it is only about 36.4 km south-west of the city. We cover Waterfall on scheduled runs through the Sutherland Shire, and we will give you a firm time rather than a window.
A good share of our Waterfall work is in the streets around Heathcote National Park and Waterfall station.
Under Sutherland Shire, we cover Waterfall and Heathcote, Engadine and Yarrawarrah alike. Bush edges keep re-supplying the problem, which is why we treat the boundary rather than only the interior.
Most Waterfall bookings come in as houses backing onto a reserve, where the pressure is constant from outside. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
Every part of 2233 is covered as standard.
The 2233 run is set the day before and you are given an arrival time. Where Heathcote and Engadine fall on the same round, we can usually bring the visit forward.
Ant control is colony control. Everything else - sprays, powders, wiping the bench - is managing symptoms, and around Waterfall that is why the same trail comes back every spring.
People expect a single nest. Coastal brown ants and Argentine ants run dozens of connected nests across a property and beyond it, so the question is never just where it is but how far it goes.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

The small glossy black one you find in the kitchen. It runs along skirtings, window frames and cabling, nesting in wall cavities, roof voids and the edges of garden beds, and it takes sweet bait without much persuading.

Tiny and brown, with a distinct large-headed soldier. The sign is loose sand appearing between pavers, along the slab edge and in grout lines. Many nests to a colony, which is why we use oil-based granular baits.

Small, dull brown and fast-moving in thick trails. Nests hold many queens and connect with neighbouring nests, so infestations can stretch across several properties. Repellent sprays are especially counter-productive with this species.

Large ants, often active at night, that nest in soil, hollow trees and softened or damp timber. Unlike the notorious overseas species they are rarely a structural pest, but a nest in a wall often points to a leak worth fixing.

Photo from an Elite job: an ant nest emerging from a mortar joint. Weep holes and cracked mortar lead straight into the wall cavity, which is where many black house ant colonies live.

An Elite photo of gel bait on an active trail. The whole point is letting them feed and take it home, so the trail must be left alone once we have treated it.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail coming in from the external wall normally means a nest in the cavity or at the garden edge, and that entry point is where the tracing begins.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
These are the bull ants and jumper ants nesting in lawns and beds - a painful sting, and a risk of serious allergic reaction for some.

Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
Bait is only taken if it matches what the colony wants right now. Their preference moves between sugar and protein as the brood changes, so we test and switch baits accordingly.
Bait takes days to work through a colony. If you spray the trail the day after we leave, you kill the couriers. Our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We work out which ant it is and follow the trails back, which is what locates nests in wall cavities, under paving, along garden edges and in roof spaces.
A test with small amounts of each bait type - sweet, protein, oil-based - tells us what the colony wants at this point in its cycle.
Gel bait goes along trails, window frames and skirting where ants travel, out of reach of children and pets.
The perimeter gets a non-repellent product - foundation, weep holes, door frames, paths - which intercepts ants before they are inside.
Granular bait, or direct nest treatment, for the coastal brown ant nests under paving and at lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Mostly sweet liquids and honeydew, with protein demand during brood rearing | Gel bait along the trail, plus non-repellent treatment to weep holes and door frames | Daily detergent wiping of trails - it moves the foraging rather than stopping it |
| Coastal brown ant | Oils and protein | Granular oil-based bait across the paving and along lawn edges | Treating one sand pile with boiling water or insecticide when there are dozens more |
| Argentine ant | Sugar for the most part, with periodic protein demand | Slow baits and a non-repellent applied along the property line | Using a repellent barrier spray - it divides the multi-queen colony |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Insects and nectar, always outside | The nest itself is treated directly, in lawn or garden bed | Hand-digging a nest, which reliably ends in stings |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | The colony is at its largest and laying in stores before winter | Trails running into pantries and to pet food |
| Winter (Jun to Aug) | Little happening outdoors, but a nest in a heated wall stays active | Activity around heaters, the hot water unit and kitchen areas |
Most failed ant treatments come down to what happens in the week after.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Waterfall job.
Ants protecting aphids on a Waterfall citrus or gardenia will keep that trail running all season. It is a garden problem presenting as a kitchen one.
The Sutherland Shire pattern is a surge after the first warm fortnight, then steady pressure into March. A colony treated in September is a fraction of the job it is in January.
Finding the nest is the job - following the trail to it, not treating the visible end of it.
The bait is chosen for the species and the time of year - sweet, protein or oil-based.
Non-repellent products only - they are taken back to the nest rather than scattering it.
A general ant treatment carries 6 months of cover - if they return inside it, so do we.

Get a Free QuoteAnt treatment starts from $89. We quote on the property rather than the postcode, so a unit in Waterfall and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Waterfall sits roughly 36.4 km south-west of the CBD, inside our Sutherland Shire run, so we book a time and keep to it.
Backing onto bush means constant pressure from outside. ants are already established in the reserve, and the house is simply the next thing they reach.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do all of those. A good share of the Waterfall jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
For a standard Waterfall home, one to two hours. We would rather tell you it will take longer up front than rush it.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
We do. Waterfall and Heathcote, Engadine, Yarrawarrah and Loftus are all on the same route, which helps if you own more than one property in the area.
