Budding splits the colony
Multi-queen species - Argentine ants and several house ants among them - react to a repellent by splitting. A queen and a few hundred workers relocate, and one colony becomes two.
Ant Control in Waverton 2060 — local technicians, fixed prices and a written report. Ant treatment starts from $89.
Real, verified feedback from people we've helped — straight from Google.
Where Waverton sits, who covers it and what it costs.
Our Lower North Shore technicians cover Waverton and the rest of 2060 as a matter of course - it is only about 3.4 km north of the city. Our technicians are through Waverton most days, so same-day attendance is usually available.
If you are near Cammeray Golf Course, Waverton station or Sugar Works Reserve, that is ground we cover constantly - it is the busiest part of Waverton for us.
We work under the North Sydney, Mosman, Willoughby, Lane Cove and Hunters Hill area here, and Wollstonecraft, North Sydney and McMahons Point are all on the same route, which matters when ant problems are moving between adjoining properties. The mix here is older houses and converted blocks near the water, where moisture under the floor is usually part of the story.
The ant calls we take from Waverton are mostly waterfront and near-waterfront homes with damp sub-floors and mature gardens. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
The rest of 2060 is covered too, including the pockets around Quarantine Boat Depot Beach and Greenwood Plaza.
The 2060 run is set the day before and you are given an arrival time. Where Wollstonecraft and North Sydney fall on the same round, we can usually bring the visit forward.
Ants lay a pheromone trail that other workers follow, which is why the line is so precise and why it reappears in exactly the same place after you wipe it. Cleaning a Waverton kitchen removes the smell for a few hours, not the colony that laid it.
A trail along a bench is foragers, and foragers are maybe five per cent of the colony. The queens, the brood and most of the workers are in a nest you have not found, which is why wiping the trail achieves nothing lasting in a Waverton kitchen.
In a dry spell ants move indoors looking for moisture, which is why a spotless Waverton kitchen still gets trails in January. The sink, the pet bowl and the shower recess are the attractions.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

Small, shiny and black, and one of the most common kitchen ants in Sydney. It trails along skirting boards, window frames and power cables, and nests in wall voids, roof spaces and garden edges. It readily takes sweet baits.

Tiny brown ants with a larger-headed soldier caste. The giveaway is loose sandy soil pushed up between pavers, along slab edges and in grout. Colonies are large with many nests, and oil-based granular baits work well.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

An Elite job photo showing a nest in masonry. Weep holes and cracked mortar lead into the wall cavity - the spot black house ants most often choose.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
When they come in from the outside wall, the nest is usually in the cavity or just outside in the garden. We work back from the entry point.
Fine sand pushed up through paving, driveway and slab joints is coastal brown ants underneath, almost without exception.
They go into switches and appliances for the warmth. Keep insecticide out of power points and tell us, so it can be treated safely.
Swarms of winged ants in spring and summer are mating flights. Seen indoors, they can mean a mature colony inside the building.
Bathroom trails around the shower, basin or toilet normally mean water: damp in the wall cavity, or a slow leak supplying the colony.
Bull ants and jumper ants nest in lawns and garden beds. Their stings hurt and can cause serious allergic reactions in some people.

Ants can detect a supermarket spray and will simply route around it. A professional non-repellent is undetectable, so they walk through it and carry the active home to the colony.
A colony's appetite shifts between sugar and protein with the brood cycle. Bait only works when it matches, which is why we test preferences on site.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
We put out small quantities of sweet, protein and oil-based bait to see which the colony is actually taking today.
Inside, gel bait follows the trails: window frames, skirting, the routes they already use, always placed where children and pets cannot get to it.
We treat the foundation line, weep holes, door frames and paths with a non-repellent so incoming ants carry it with them.
Granular bait or direct treatment for coastal brown ant nests under pavers and in lawn edges.
You get a summary, advice on what not to spray, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugary liquids and honeydew, plus protein when raising brood | Sweet gel bait on trails, non-repellent perimeter at weep holes and frames | Wiping trails with detergent daily, which keeps the colony foraging elsewhere |
| Coastal brown ant | Oils and protein rather than sugars | Granular bait with an oil base, spread on paving and at the lawn edge | Boiling water down one hole - there are dozens of other nests |
| Argentine ant | Mainly sugars, protein at some points in the cycle | Slow-acting bait with a non-repellent treatment right across the boundary | Spraying a repellent barrier, which causes a multi-queen nest to bud |
| Sugar ants (Camponotus) | Sweet foods and insects, active after dark | Night trail inspection, baiting near the nest, and dealing with damp timber | Inspecting in daylight when the colony is not foraging |
| Bull ants and jumper ants | Nectar and insects, outdoors | Treating the nest directly where it sits in lawn or garden bed | Digging the nest out by hand, which is how people get stung |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Activity resumes and brood rearing starts, so the colony wants protein | Trails appearing indoors again, and fresh sand piles in the paving |
| Late spring to summer (Nov to Feb) | Foraging peaks, and warm humid spells trigger mating flights | Swarms of winged ants, and heavy trails following storms or heatwaves |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Brick cavities are dry, warm and undisturbed, which makes them ideal nesting. The weep hole is the doorway and it is usually where we start on a Waverton job.
Food premises need bait placement that will not contaminate, and records of what was used where. That is a different job from a domestic callout.
Our Waverton runs take in Quarantine Boat Depot Beach and continue across to the Wollstonecraft boundary - all the same service area.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based baits chosen for the ant and the season.
We use non-repellents the foragers carry back, not sprays that split the colony up.
Six months of warranty on a general ant treatment, and a return visit if they come back inside it.

Sub-floor ventilation on these older homes was designed for an open garden, and most of those gardens are now paved or planted out. The damp that leaves behind is what sustains ants.
Older houses and converted blocks, frequently on a slope with a lower level cut into it - which is where we usually start.
We do all of those. A good share of the Waverton jobs we run are tenanted or strata properties, so the written record comes as standard.

You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Allow one to two hours for a typical Waverton property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
