Budding splits the colony
Where a species has many queens, a repellent spray causes budding rather than death. Part of the colony, queen included, moves elsewhere, and you have doubled the problem.

Postcode 2199 covers Yagoona and the streets immediately around it. At about 17.8 km west of the CBD it falls in the Canterbury-Bankstown, where we have vans out daily. We run Yagoona on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Yagoona station and Birrong station in Yagoona, and Graf Park is close enough to be on the same run.
Under Canterbury-Bankstown, we cover Yagoona and Birrong, Potts Hill and Bankstown alike. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
The ant calls we take from Yagoona are mostly terraces and semis where the problem has come through a shared wall. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
We also work the streets near Middleton Park and across toward Little Saigon Plaza - the whole of 2199 is covered.
Bookings for 2199 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Birrong and Potts Hill often share the same run, which is how earlier slots come up.
Ants will defend aphids and scale from predators because that honeydew is their sugar supply. Deal with the scale on the plants near the house and the ant pressure drops with it.
A colony can occupy a garden bed, a paving slab and a wall cavity at once. That is why a single treated nest in Yagoona changes very little on its own.
The reason the trail returns to the same spot in a Yagoona kitchen is that it is marked chemically. Wiping it buys hours. Treating the colony that maintains it is the only thing that ends it.
Each of these behaves differently, so the bait and the placement change too. Two photos come from our own jobs.

A small black ant with a glossy body, and the one most often in Sydney kitchens. It nests in wall cavities, the roof void and garden edges, trails along skirtings and cabling, and feeds readily on sweet bait.

Minute brown ants with larger-headed soldiers among them. Fine sand in paving joints, at slab edges and in grout is the tell. Because a colony holds many nests, oil-based granular baits are the right approach.

A small, matt brown ant that moves quickly in heavy trails. Its nests have multiple queens and link up with others nearby, so the problem often spans several properties. Repellent spray is the worst thing to use on it.

Large ants that come out at night and nest in soil, hollow trees or damp timber. Unlike the overseas carpenter ants they seldom threaten structure - but a nest in a wall tells you there is moisture there.

Taken on an Elite job: a mortar joint with a nest behind it. Weep holes and failed mortar are a direct path into the cavity, where many black house ant colonies establish.

Photo from an Elite job: gel bait placed along an active trail. The ants are left to feed and carry the bait home, so we ask customers not to wipe or spray the trail afterwards.
Where ants appear usually tells us where the nest is and which species we are dealing with.
A trail in from the outside wall means the colony is in the cavity or the garden edge - the entry point is what we follow.
That fine sandy soil appearing between pavers, along the driveway and at slab joints is the classic coastal brown ant sign - they are nesting below.
Warmth is what draws them into switches and electrical fittings. Never spray into a power point - tell us instead and we will treat it safely.
Mating flights produce the winged swarms you see in spring and summer. Finding them indoors suggests a mature colony inside rather than outside.
Trails around the shower, vanity or toilet often mean moisture in the wall or a colony drinking from a slow leak.
Lawns and garden beds are where bull ants and jumper ants nest. Their stings are painful and can trigger severe allergic reactions.

Supermarket sprays are repellent: ants detect them and walk around them. Professional non-repellent products are not detected, so foragers walk through, pick up the active and carry it back to nest mates.
A colony only takes bait if it wants that food at that moment. Ants switch between sugar and protein as their brood needs change, so we test preferences and change baits when needed.
It takes days for bait to move through a colony. Spraying the trail the day after our visit kills the very ants delivering it - our blog explains budding in more detail.
Tracing first, then baits and non-repellent products that do the work after we leave.
We identify the ant and follow trails back to entry points and nests in walls, paving, garden edges and roof spaces.
Before committing, we offer a little of each bait type and let the colony tell us which one it is on.
Indoor placements are gel on the trail - skirting, window frames, travel routes - sited away from children and pets.
A non-repellent band around the footings, weep holes, door frames and paths catches ants as they come in.
Under-paver and lawn-edge nests are handled with granular bait, or treated directly where that is better.
A written summary, clear advice on what not to spray afterwards, and a 6-month warranty on the general treatment.
The same bait does not suit every ant. This is how we choose.
| Species | Usually feeding on | Treatment approach | Common mistake |
|---|---|---|---|
| Black house ant | Sugars and honeydew, turning to protein while brood is being raised | Sweet gel on the trails themselves, with a non-repellent at weep holes and frames | Cleaning the trail off every day, which just sends them foraging somewhere else |
| Coastal brown ant | Protein and oils | Oil-based granular bait on paving and lawn edges | Pouring boiling water or insecticide into one pile while dozens of nests remain |
| Argentine ant | Chiefly sugars, with protein at intervals | Slow-release baits plus a non-repellent treatment along the property line | Repellent sprays at the boundary, which make a multi-queen colony bud |
| Sugar ants (Camponotus) | Sweet foods and insects, mostly at night | Night-time trail inspection, bait near the nest, fix moisture in timber | Treating only in daylight when the ants are not active |
| Bull ants and jumper ants | Outdoor feeders on insects and nectar | Direct treatment of the nest in the lawn or garden bed | Opening the nest up by hand and being stung for it |
| Time of year | What is happening | What to watch for |
|---|---|---|
| Early spring (Sept to Oct) | Colonies wake up and start raising new brood, so protein demand rises | First trails indoors, sand piles reappearing in paving |
| Late spring to summer (Nov to Feb) | Peak activity, with swarming flights triggered by warm humid conditions | Flying ants, and trails that thicken noticeably after storms and heat |
| Autumn (Mar to May) | Full colony size, and foraging to build stores before it cools | Pantry trails, and ants on the pet food |
| Winter (Jun to Aug) | Outdoor foraging slows right down while nests in heated walls continue | Ants showing up by heaters, hot water services and in kitchens |
Most failed ant treatments come down to what happens in the week after.
Nests under paving are sheltered, warm and almost impossible to flood out. They need bait placed at the active entrances, not a hose.
The garden is usually the source. Shrubs touching the walls, mulch up against the footings and irrigated beds give a colony everything it needs within a metre of your kitchen.
Activity climbs from early spring as colonies start brood-rearing, peaks through the hot months and tails off in autumn. Treating in early spring around Yagoona gets ahead of it rather than chasing it.
We follow the trail back to the colony rather than treating the spot where you noticed it.
Sweet, protein or oil-based baits chosen for the ant and the season.
Non-repellent products that foragers carry home, instead of sprays that scatter the colony.
General ant treatments are covered. If ants come back within 6 months, so do we.

Same-day attendance is usually available. Yagoona is about 17.8 km west of the CBD in the Canterbury-Bankstown, and we give you a firm arrival time rather than an all-day window.
Older inner suburbs combine shared structure with ageing drainage, and ants exploit both. Rear courtyards that have been paved over make it worse by trapping damp against the walls.
Joined older housing, often with a paved rear courtyard holding damp against the wall. Both things shape the treatment.
We do. A lot of our Yagoona work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Generally no. We will tell you on arrival if any part of the job means keeping out of a room for a while, so there are no surprises.
Typically one to two hours on site. What extends it is size, access and how far the problem has gone, all of which are accounted for in the quote.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
We cover the whole of Yagoona, from the streets around Little Saigon Plaza out to the suburb boundary and on into Birrong.
