Where Acacia Gardens sits, who covers it and what it costs.
We treat cockroaches right across 2763. Acacia Gardens is roughly 31 km north-west of the city, which puts it well inside the Blacktown & Mount Druitt run our technicians work. We cover Acacia Gardens on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
The Acacia Gardens addresses we attend cluster around Waite Reserve and Blacktown Leisure Centre Stanhope. Glenwood Village Shopping Centre is another part of the suburb we are called to often.
Under Blacktown City, we cover Acacia Gardens and Parklea, Stanhope Gardens and Kings Park alike. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
The cockroach calls we take from Acacia Gardens are mostly newer homes on small blocks where next door has the same problem. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
All of 2763 falls inside the area we service.
When you book, we confirm the 2763 run the day before and give you an arrival time rather than a window. If we are already out at Parklea or Stanhope Gardens that morning, we will usually offer you the earlier slot.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Acacia Gardens laundry is an open door, and a cup of water down it once a week closes it.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Acacia Gardens kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
Worth knowing before you blame yourself: this species is almost always introduced. Flatten cardboard rather than storing it, and check any used appliance before it comes inside.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

From a commercial kitchen we service: cockroach harbourage inside the machinery. Hollow legs, door seals and motor housings keep their heat overnight and are almost never cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| Big cockroaches seen after dark near a floor waste, the bathroom or the laundry | American cockroach | Sewer and stormwater pits and the subfloor - plus dried-out waste traps as the way in | We treat the pits, the drain lines and the subfloor, then seal around the pipework |
| Large cockroaches with yellow edging, seen in the garage or coming in from the garden | Australian cockroach | Mulch, leaf litter, woodpiles, roof void | External perimeter, roof void dusting, garden harbourage |
| Small cockroaches turning up in bedrooms and living rooms, never around the sink | Brown-banded cockroach | Warm dry furniture, and the inside of electrical appliances | Bait placed through the living and sleeping areas where they actually are |
| Cockroaches in a unit that keep returning weeks after your own treatment | German cockroach moving between units | Shared service risers, bin rooms and wall cavities | A coordinated building treatment. See strata pest control |

A licensed Sydney technician will talk it through with you and give you a fixed quote within half an hour.
Roughly 30 eggs sit in a single case, and the female keeps it with her until it is nearly ready to hatch. Nothing you spray on a surface touches it.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Bombs and supermarket sprays push cockroaches deeper into wall voids and into the unit next door, and can contaminate the surfaces you prepare food on.
The allergen load - droppings, saliva, cast skins - is a recognised trigger for asthma and allergies, which is why clearing an infestation properly matters beyond the nuisance.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Deals with the individual in front of you | Never touches the egg cases or the voids, and drives the rest further into the walls |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | Reasonable for a minor, early problem | Too little bait to clear a colony, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Stops the young ever reaching breeding age, which ends the egg-case cycle | Acts slowly by design, so bait always goes in with it |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.
Ring 1300 313 373 for a warranty re-treatment if steady activity continues past two weeks, or if cockroaches return within 6 months of a general treatment.
Council officers want records, not reassurance. For food premises around Acacia Gardens we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
Cockroaches do not respect a lease boundary. In a Acacia Gardens block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
Humidity is the driver. In the Blacktown & Mount Druitt the summer months bring the fastest breeding, and the mild winters mean a population indoors never really slows - it just gets quieter.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
One flat or a whole commercial kitchen - food premises are done outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Acacia Gardens 2763, with no call-out fee. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Acacia Gardens sits roughly 31 km north-west of the CBD, inside our Blacktown & Mount Druitt run, so we book a time and keep to it.
Two things drive it on an estate: compact blocks with narrow side passages, and ground that was cleared and rebuilt recently, which displaces whatever was living in it.
Newer homes, tightly spaced, usually slab on ground - so the treatment concentrates on the perimeter and entry points.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Acacia Gardens 2763 are all part of what we do, and the paperwork is the kind agents accept.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
Every general treatment carries a 6-month warranty. Ring us if activity picks up again inside that period and we will arrange the return.
We do. Acacia Gardens and Parklea, Stanhope Gardens, Kings Park and Glenwood are all on the same route, which helps if you own more than one property in the area.
