Where Brookvale sits, who covers it and what it costs.
If you are in Brookvale or anywhere else in 2100, you are in our Northern Beaches patch, 12.8 km north-east of the CBD. We run Brookvale on a regular route, and same-day attendance is usually available.
If you are near Green Street Park, North Manly Bowling and Recreation Club or Brooker Reserve, that is ground we cover constantly - it is the busiest part of Brookvale for us.
Brookvale is in the Northern Beaches area, and we cover North Manly, Dee Why and Narraweena on the same runs - handy if you own more than one property or your cockroach problem has come from next door. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
Brookvale jobs tend to be ground-floor units with a damp sub-floor, and houses where the garage sits below the living level. Let us know which when you ring and we will plan the visit around it.
The usual route into a Brookvale home is carried, not crawled. Appliance deliveries, recycled cartons and second-hand white goods are the three we trace most often.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Brookvale laundry is an open door, and a cup of water down it once a week closes it.
Heat is an accelerator. Through a Brookvale summer the cycle from egg case to breeding adult runs weeks faster than it does in July, which is why a small problem noticed in spring is worth dealing with before Christmas.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

An Elite inspection photo showing German cockroach activity in Sydney. What we look for is the evidence - droppings, cast skins, egg cases - because it identifies the species and how long it has been there.

From a commercial kitchen we service: cockroach harbourage inside the machinery. Hollow legs, door seals and motor housings keep their heat overnight and are almost never cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches in the kitchen during the day, plus pepper-like droppings in cupboard corners | German cockroach, usually a heavy infestation | Hinges, dishwasher and fridge cavities, behind the kickboards, inside appliances | Gel bait rotation, growth regulator and crack-and-crevice treatment inside |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Sizeable cockroaches with pale edging that appear in the garage or at a back door | Australian cockroach | Leaf litter and mulch, stacked timber, and the roof cavity | Treating the perimeter, dusting the roof void, and reducing harbourage in the garden |
| Small cockroaches behind frames and in the TV cabinet, nowhere near a tap | Brown-banded cockroach | Warm dry furniture, and electrical appliances that run warm | Baiting concentrated in the rooms you live and sleep in |
| An apartment where they come back a few weeks after you treated it yourself | German cockroach travelling between lots | The service risers, the bin room and the wall cavities the units share | Treating the building as one job. See strata pest control |

A licensed Sydney technician will talk it through with you and give you a fixed quote within half an hour.
A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
Several egg cases per female, and nymphs maturing in weeks where it is warm - the arithmetic is why cockroach numbers climb so steeply once they are established.
Foggers and retail sprays drive the population further into cavities and across into neighbouring units, while leaving residue on the surfaces you cook on.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
If grease or food residue is sustaining the population, we point out exactly what to clean and in what order. Bait competes with whatever else is available, so this step changes the result.
Rather than spray, we put small amounts of gel exactly where they travel. They eat and return to shelter, and that is how the treatment reaches the ones you never see.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
We leave you a written record of the job. If it is still heavy at two weeks, or comes back inside the 6 months a general treatment carries, we return at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Quick on a cockroach you can actually reach | No effect on egg cases or harbourage, and it pushes the others deeper into cavities |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Carried home and shared where they shelter; if they start refusing one gel we rotate to another | Requires a clean kitchen and patience - days to a couple of weeks, not overnight |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
Council officers want records, not reassurance. For food premises around Brookvale we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
If your Brookvale neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
Sydney does not give cockroaches an off-season. Around Brookvale the warm, humid stretch from October through March drives breeding hardest, but a heated Northern Beaches home keeps a kitchen population going through winter without pause.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
One flat or a whole commercial kitchen - food premises are done outside trading hours.
General treatments carry 6 months: a return within that window brings us back at no cost.

Same-day attendance is usually available. Brookvale sits roughly 12.8 km north-east of the CBD, inside our Northern Beaches run, so we book a time and keep to it.
Humidity close to the coast does not fall away in winter the way it does inland, so cockroaches here get a longer active season than they would further west.
A mix of unit blocks and houses, most with a damp sub-floor or a ground level that sits low - and that is usually where we concentrate.
Yes. We work in houses, units, strata blocks, rentals and commercial premises across Brookvale 2100, and we provide the written report agents and strata managers ask for.
It is, as long as you follow what we tell you on the day - usually keeping off treated surfaces for a couple of hours. Let us know at booking about young children, pets or an aquarium.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. If activity continues past the expected period, call us and we will come back.
Yes - we work right across the Northern Beaches area, which takes in Brookvale and the suburbs around it.
