Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.

Where Church Point sits, who covers it and what it costs.
Our Northern Beaches technicians cover Church Point and the rest of 2105 as a matter of course - it is only about 24.7 km north of the city. We run Church Point on a regular route, and same-day attendance is usually available.
A good share of our Church Point work is in the streets around McCarrs Creek Road Reserve and Katandra Bushland Sanctuary.
The suburb sits in the Northern Beaches area. Bayview, Scotland Island and Newport are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Being this close to the coast, sub-floors and ground-floor bathrooms stay damp most of the year, which is the condition that keeps activity going.
What we see in Church Point is unit blocks a street or two back from the water, plus the odd beachfront cafe. Describing it accurately when you book saves a second visit.
The whole of 2105 is on our regular run.
We confirm your slot the day before and arrive at a stated time. Bayview and Scotland Island sit on the same run, so earlier appointments in 2105 come up regularly.
They need three things: warmth, damp and somewhere tight to wedge into. In a Church Point kitchen that describes the back of the fridge, the cavity behind the splashback and the joint where the bench meets the wall, and that is exactly where product has to go.
The odour is a useful diagnostic. We can often tell from it how long a Church Point problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
People assume it is about crumbs. It is mostly about moisture. The leaking waste under a Church Point sink, condensation behind the fridge or a shower recess that never dries will hold a population on its own.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Small, 12 to 15 mm, light brown, marked with two dark stripes behind the head. This is the indoor breeder: it wants warmth, food and damp, and a kitchen supplies all three.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

Small and marked with pale bands. It is the one that does not want water, so it settles high and dry - behind pictures, inside electrical housings, in the top cupboards.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Little ones out on the bench while the lights are on, with gritty black specks in cupboard corners | German cockroach - daytime activity means a large population | Cupboard hinges, the warm cavities behind the dishwasher and fridge, under kickboards, inside appliance housings | Rotated gel baits, an insect growth regulator, and product worked into cracks and crevices |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small cockroaches behind frames and in the TV cabinet, nowhere near a tap | Brown-banded cockroach | Warm dry furniture, and electrical appliances that run warm | Baiting concentrated in the rooms you live and sleep in |
| A flat that clears for a fortnight and then has cockroaches again | German cockroach moving through the building | Shared risers, the bin room, and cavities running between walls | A coordinated treatment across the block. See strata pest control |

A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Dots of professional gel are placed in the cracks they run through. One feeds, carries it back to the harbourage, and it works through the colony from the inside.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
A written summary comes with the job. Heavy activity still there after two weeks, or a return within 6 months of a general treatment, and we come back for nothing.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills on contact, so the visible one goes | Cannot reach an egg case or a void, and repels the remainder into the walls |
| Bug bombs and foggers | Gets product onto every open surface at once | Harbourage is missed, benches end up with residue, and the colony splits up |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Carried home and shared where they shelter; if they start refusing one gel we rotate to another | Requires a clean kitchen and patience - days to a couple of weeks, not overnight |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
Ring 1300 313 373 for a warranty re-treatment if steady activity continues past two weeks, or if cockroaches return within 6 months of a general treatment.
Humidity is the driver. In the Northern Beaches the summer months bring the fastest breeding, and the mild winters mean a population indoors never really slows - it just gets quieter.
For a Church Point cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
From Katandra Bushland Sanctuary through to the Bayview side of Church Point, it is all one service area for us - same price, same response time.
The species sets the method - gel and growth regulator indoors for German cockroaches, pits and subfloor for the drain dwellers.
We bait into cracks and hinges instead of spraying benchtops, because that is where food is prepared.
We cover everything from one apartment to a full commercial kitchen, scheduled around your trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Same-day attendance is usually available. Our Northern Beaches technicians cover Church Point daily, and you get a confirmed arrival time when you book.
The sea air is the factor people miss. It keeps sub-floors and ground-floor bathrooms damp long after summer, which is enough to keep cockroaches going.
Coastal housing here is a mix, but the damp lower level is consistent across most of it.
We do. A lot of our Church Point work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, with the usual care. Everything is APVMA-registered and used to label, and we will work around pets, aquariums and anyone in the house with a respiratory condition if you tell us when you book.
Usually not. Most cockroach control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow one to two hours for a typical Church Point property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. If it is not holding, call us - that is exactly what the warranty is for.
We cover the whole of Church Point, from the streets around Katandra Bushland Sanctuary out to the suburb boundary and on into Bayview.
