Where Fairlight sits, who covers it and what it costs.
Fairlight is part of the Northern Beaches, 10.2 km or so north-east of the GPO, and 2094 is a postcode we know well. We run Fairlight on a regular route, and same-day attendance is usually available.
The Fairlight addresses we attend cluster around Balgowlah Golf Club and Weerona Park. Harbour View Reserve is another part of the suburb we are called to often.
Fairlight is in the Northern Beaches area, and we cover Balgowlah, Manly Vale and Balgowlah Heights on the same runs - handy if you own more than one property or your cockroach problem has come from next door. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Around Fairlight the pattern is fairly consistent: apartments where the problem is really in the building rather than the flat. Tell us which it is on the phone and we will come prepared for it.
We also work the streets near Dirty Haul Beach and across toward The Village - Balgowlah Stockland - the whole of 2094 is covered.
Your appointment is confirmed the day before with a real arrival time. Because Balgowlah and Manly Vale are covered on the same round, 2094 often has an earlier slot available.
The allergen is the part people underestimate. Cockroach droppings and shed skins are a recognised asthma trigger, and in a Fairlight unit with an established population the load builds up in soft furnishings.
The odour is a useful diagnostic. We can often tell from it how long a Fairlight problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
They are active all year indoors - a heated kitchen never really has a winter - but the rate of increase is seasonal. Treating in the cooler months means working against a slower population.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

The small indoor one - about 12 to 15 mm, light brown, with a pair of dark bands just behind the head. It stays close to warmth and water, which is why kitchens and bathrooms are where it establishes.

The big reddish-brown one, reaching around 4 cm. Its home is the drain line, the grease trap, the stormwater pit or the subfloor - it visits the kitchen, it does not live there.

Similar in size to the American cockroach, told apart by the yellow margins at the head and wing edges. An outdoor species - gardens, mulch, the subfloor - that makes its way in.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| A dozen small cockroaches on the bench in broad daylight, with dark specks in the cupboard corners | German cockroach, already a heavy infestation | The hinge of a cupboard door, behind the dishwasher and fridge, the kickboard void, inside appliances | Bait rotation and a growth regulator, applied into cracks and crevices right through the kitchen |
| A large cockroach or two after dark, always near a drain, the laundry or the bathroom | American cockroach | The sewer and stormwater pits, the subfloor, and floor-waste traps that have dried out | Pit and drain treatment, the subfloor, and sealing the gaps around pipe penetrations |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
Multiply several egg cases per female by nymphs that mature in a few warm weeks and you have the reason a minor sighting turns into an infestation.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills on contact, so the visible one goes | Cannot reach an egg case or a void, and repels the remainder into the walls |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Fine as a first step on a small problem | Not enough bait to matter, and any food left about is more attractive |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Cockroaches coming out in daylight and moving sluggishly is the normal first sign. The bait and growth regulator are working. Sweep up what you find and carry on.
Expect activity to taper off. The bait dots in hinges and cracks need to stay put, and nothing should be sprayed over them - that is what makes cockroaches avoid bait.
Where activity continues, raise it with your agent or strata manager, because they cross between lots. See apartment pest control for how a building-wide treatment runs.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
A good share of our Fairlight work sits close to Harbour View Reserve, though the back streets and the Balgowlah boundary are just as familiar.
For a Fairlight cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
The pattern we see across Fairlight and the wider Northern Beaches is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.
We cover everything from one apartment to a full commercial kitchen, scheduled around your trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.
