Days 1 to 3
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.

Local technicians, fixed prices and a written report for every job in Hoxton Park.
If you are in Hoxton Park or anywhere else in 2171, you are in our South West Sydney patch, 33.7 km west of the CBD. We cover Hoxton Park on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
If you are near Fortunato Foti Park, Carnes Hill Marketplace or Percy Rabett Park, that is ground we cover constantly - it is the busiest part of Hoxton Park for us.
Liverpool, Fairfield and Cumberland is the council area for Hoxton Park, and we treat Carnes Hill, Horningsea Park and Prestons on the same schedule. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
What we see in Hoxton Park is estate houses with narrow side access and a shared fence line. Describing it accurately when you book saves a second visit.
Wherever you are in 2171, you are inside the area our technicians cover.
When you book, we confirm the 2171 run the day before and give you an arrival time rather than a window. If we are already out at Carnes Hill or Horningsea Park that morning, we will usually offer you the earlier slot.
A cockroach can last weeks on almost nothing to eat but only days without water. That is why perfectly clean Hoxton Park kitchens still get them: a dripping tap, a sweating pipe or a damp dishwasher seal is enough.
One German cockroach egg case holds about forty young, and a female carries it until days before they hatch. That is why a kitchen in Hoxton Park can look clear for a fortnight and then be worse than when you started. Kill the adults you can see and you have removed maybe a tenth of what is living behind the kickboards.
They are active all year indoors - a heated kitchen never really has a winter - but the rate of increase is seasonal. Treating in the cooler months means working against a slower population.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

An Elite photo of cockroaches living inside commercial equipment. Warm motor cavities, perished door seals and hollow legs are the three places we open first on a kitchen job.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Large ones marked with yellow near the head, found in the garage or wandering in from the yard | Australian cockroach | Mulched beds, leaf litter, woodpiles, and the roof space above | Work outside: the perimeter, the roof void, and the harbourage in the garden itself |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| Cockroaches returning to a unit however often you treat your own kitchen | German cockroach crossing between units | Common service risers, bin rooms, and the wall cavities that link lots | Treatment coordinated building-wide. See strata pest control |

One call to a licensed Sydney technician gets you honest advice and a fixed quote within 30 minutes.
Each German cockroach egg case carries roughly 30 eggs and stays with the female almost until they hatch. Surface sprays never reach it, so the following generation arrives regardless.
Multiply several egg cases per female by nymphs that mature in a few warm weeks and you have the reason a minor sighting turns into an infestation.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
The allergen load - droppings, saliva, cast skins - is a recognised trigger for asthma and allergies, which is why clearing an infestation properly matters beyond the nuisance.
What the technician does on the day, in the order it happens.
First we establish which cockroach it is, then map where it lives - torch and mirror into hinges, motor cavities, behind kickboards and into wall voids. Everything after this depends on that map.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Professional gel goes down as small dots inside the cracks they already use. A cockroach feeds, goes home, and the product moves through the rest of the colony from there.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
For American and Australian cockroaches we treat pits, floor wastes, the subfloor and roof void, because those species live outside the kitchen and travel in.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Effective on the one you are aiming at | Leaves egg cases and wall voids untouched, and scatters the rest further in |
| Bug bombs and foggers | Covers open surfaces in a room | Misses harbourage, leaves residue on benches, and can scatter the colony |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
From Carnes Hill Marketplace through to the Carnes Hill side of Hoxton Park, it is all one service area for us - same price, same response time.
For a Hoxton Park cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
The pattern we see across Hoxton Park and the wider South West Sydney is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
Single units through to commercial kitchens, with food premises worked outside trading hours.
Six months on a general treatment - if they come back inside it, so do we, at no charge.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Hoxton Park and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. Hoxton Park sits roughly 33.7 km west of the CBD, inside our South West Sydney run, so we book a time and keep to it.
Estate housing is tightly spaced and near-identical, which means the conditions that suit cockroaches at one address usually suit the whole street.
Newer homes, tightly spaced, usually slab on ground - so the treatment concentrates on the perimeter and entry points.
We do all of those. A good share of the Hoxton Park jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Normally you can stay. Some treatments mean keeping out of a particular room briefly, and we will flag that when we arrive so you can plan around it.
Allow one to two hours for a typical Hoxton Park property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
We do. Hoxton Park and Carnes Hill, Horningsea Park, Prestons and Miller are all on the same route, which helps if you own more than one property in the area.
