Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

Where Kareela sits, who covers it and what it costs.
Kareela sits about 20.1 km south-west of the CBD in the Sutherland Shire, and postcode 2232 is one we are in most weeks. We run Kareela on a regular route, and same-day attendance is usually available.
If you are near Kareela Golf Course, Jannali station or Bumble Bee Park, that is ground we cover constantly - it is the busiest part of Kareela for us.
Sutherland Shire is the council area for Kareela, and we treat Jannali, Oyster Bay and Como on the same schedule. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
What we see in Kareela is houses backing onto a reserve, where the pressure is constant from outside. Describing it accurately when you book saves a second visit.
We cover the remainder of 2232 as well, from Ninth Avenue Reserve through to Kareela Shopping Centre.
Your appointment is confirmed the day before with a real arrival time. Because Jannali and Oyster Bay are covered on the same round, 2232 often has an earlier slot available.
What makes cockroaches hard to shift in Kareela homes is that the eggs are protected. The case is tough enough that most sprays do nothing to it, so a treatment that ignores the next generation is a treatment you will be repeating.
In older Kareela buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
German cockroaches are small, light brown, and stay indoors near warmth and water. Australian and smoky-brown cockroaches are bigger, darker and come in from outside. In Kareela we see both, and they need completely different treatments - one is a kitchen job, the other is a perimeter job.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

At 12 to 15 mm and light brown with two dark stripes behind the head, this is the species we find living permanently indoors. Warmth, food and moisture are all it needs, and it reproduces faster than any other cockroach here.

Reddish-brown and as long as 4 cm. It belongs to the drainage system - sewers, stormwater pits, grease traps, the subfloor - and arrives in the kitchen overnight from there.

Close to the American cockroach in size, with yellow edging near the head and down the wings. It belongs outdoors in gardens, mulch and subfloor areas, and enters the house rather than breeding in it.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

An Elite inspection photo showing German cockroach activity in Sydney. What we look for is the evidence - droppings, cast skins, egg cases - because it identifies the species and how long it has been there.

Photo from an Elite job: cockroach harbourage inside commercial kitchen equipment. Motor housings, door seals and hollow legs stay warm overnight and are rarely cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| A dozen small cockroaches on the bench in broad daylight, with dark specks in the cupboard corners | German cockroach, already a heavy infestation | The hinge of a cupboard door, behind the dishwasher and fridge, the kickboard void, inside appliances | Bait rotation and a growth regulator, applied into cracks and crevices right through the kitchen |
| Large cockroaches turning up at night around wet areas, usually one at a time | American cockroach | The pit system, the subfloor, and any floor-waste trap that has lost its water seal | Pit and drain work, subfloor treatment, and closing off pipe penetrations |
| Large cockroaches edged in pale yellow, around the garage or just inside a back door | Australian cockroach | Mulch and leaf litter, woodpiles, and up in the roof void | Perimeter work outside, a dusting of the roof void, and clearing the garden harbourage |
| Little banded cockroaches behind a picture frame or inside the TV unit, away from any water | Brown-banded cockroach | Dry warm spots in furniture and inside electrical gear | Targeted baiting in the rooms you live and sleep in, not the kitchen |
| A unit where the problem never quite ends, weeks after a DIY attempt | German cockroach spreading from a neighbouring lot | Shared risers and bin rooms, plus the cavities inside shared walls | A building-wide, coordinated treatment. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Cast skins, droppings and saliva are recognised asthma and allergy triggers, which makes a long-running infestation a health issue rather than just an annoyance.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
Where grease or food build-up is feeding the colony, we show you what to clean first. Bait works far better when it is the most attractive food in the room.
Rather than spray, we put small amounts of gel exactly where they travel. They eat and return to shelter, and that is how the treatment reaches the ones you never see.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
With American and Australian cockroaches the work is outside the kitchen: the pits, the floor wastes, the subfloor and the roof void, because that is where they breed.
Everything is recorded in writing. Still seeing heavy activity after a fortnight, or it returns inside the 6-month warranty on a general treatment? We return at no cost.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Gets product onto every open surface at once | Harbourage is missed, benches end up with residue, and the colony splits up |
| Retail bait stations | Useful for a light problem | Low bait volume, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Stops nymphs maturing into breeding adults, which breaks the egg-case cycle | Works slowly, so it is always paired with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Through the second week activity should fall away. Leave the bait in place in hinges and cracks, and resist spraying anything over it, which puts cockroaches off feeding.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
Humidity is the driver. In the Sutherland Shire the summer months bring the fastest breeding, and the mild winters mean a population indoors never really slows - it just gets quieter.
Cockroaches do not respect a lease boundary. In a Kareela block they move through service risers, shared drains and the cavity between units, so treating one kitchen in a building with a problem is money spent on a holding pattern.
From Ninth Avenue Reserve through to the Jannali side of Kareela, it is all one service area for us - same price, same response time.
Identify first, then treat: bait and growth regulator for German cockroaches, pit and subfloor work for the species that come up the drains.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
Single units through to commercial kitchens, with food premises worked outside trading hours.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Same-day attendance is usually available. Our Sutherland Shire technicians cover Kareela daily, and you get a confirmed arrival time when you book.
Properties on a bush edge get re-supplied continuously. That is why our work in Kareela is as much about the fence line and the perimeter as the inside of the house.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
Yes - freestanding homes, townhouses, apartments, rentals and business premises in Kareela 2232 are all covered, with documentation suitable for an agent or a strata manager.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most cockroach control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Every general treatment carries a 6-month warranty. Call us if activity picks up again and we will arrange the return visit.
Yes. As well as Kareela we cover Jannali, Oyster Bay, Como and Gymea on the same runs, so a job that crosses a boundary can be handled in one visit.
