What we cover in Miranda, and how quickly we can get there.
We treat cockroaches right across 2228. Miranda is roughly 20.3 km south-west of the city, which puts it well inside the Sutherland Shire run our technicians work. We run Miranda on a regular route, and same-day attendance is usually available.
Our Miranda work takes in the streets by Miranda station and Ascot Place Reserve, through to Yowie Bay Old Baths Reserve at the other end.
We work under the Sutherland Shire area here, and Taren Point, Gymea and Yowie Bay are all on the same route, which matters when cockroach problems are moving between adjoining properties. With bushland close by there is constant pressure from outside, so the perimeter and the fence line get as much attention as the house.
The cockroach calls we take from Miranda are mostly houses backing onto a reserve, where the pressure is constant from outside. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Parkside Plaza and Sylvania Par 3 Golf and Soccer are on the same round, which means every part of 2228 is within our area.
When you book, we confirm the 2228 run the day before and give you an arrival time rather than a window. If we are already out at Taren Point or Gymea that morning, we will usually offer you the earlier slot.
Cockroaches avoid light, so seeing one in daylight is not a chance encounter - it usually means the harbourage is crowded enough to push individuals out into the open. A daytime sighting in a Miranda kitchen is a sign of scale, not bad luck.
They are active all year indoors - a heated kitchen never really has a winter - but the rate of increase is seasonal. Treating in the cooler months means working against a slower population.
The odour is a useful diagnostic. We can often tell from it how long a Miranda problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Around 12 to 15 mm, light brown, two dark stripes running back from the head. It never really leaves the building - warmth, a food source and a little moisture keep it going, and it out-breeds every other cockroach in a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

Similar in size to the American cockroach but with pale yellow edges near the head and along the wings. Despite the name it is an outdoor species that comes in from gardens, mulch and subfloors.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

From one of our own inspections: German cockroach harbourage in a Sydney kitchen. The droppings, shed skins and egg cases are what we read to judge the species and the size of the population.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Cockroaches barely 15 mm out in the open by day, with dark pepper-like specks where cupboards meet | German cockroach, and an established one | Inside hinges, appliance cavities, the kickboard void, the housings of the appliances themselves | Gel baits rotated through the job, a growth regulator, and crack-and-crevice application indoors |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Big yellow-margined cockroaches that seem to come from the garden rather than the kitchen | Australian cockroach | Garden mulch, leaf litter and woodpiles, plus the roof cavity | Treating outside: the perimeter, the roof void, and the harbourage in the beds themselves |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

A licensed Sydney technician will talk it through with you and give you a fixed quote within half an hour.
A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We confirm the species and use a torch and inspection mirror to find harbourage: hinges, appliance housings, kickboards and wall voids. The treatment follows what we find, not a standard routine.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
An insect growth regulator stops nymphs becoming breeding adults, and dust goes into wall voids and cavities where gel cannot reach.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Takes care of the one in front of you | Does nothing to egg cases or voids, and drives the rest deeper into the walls |
| Bug bombs and foggers | Reaches open floor and bench area without effort | Misses the harbourage entirely, leaves residue where you prepare food, and disperses them |
| Retail bait stations | A sensible first try on a light problem | Bait volume is too low for a colony, and competing food beats it |
| Professional gel bait rotation | Taken back into the harbourage and passed on; we can change formulation if they go off one | Wants a clean kitchen behind it, and takes days to a fortnight rather than minutes |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Numbers should drop away through this period. Do not wipe the bait out of hinges and cracks, and do not spray over it - cockroaches will stop taking bait that has been sprayed.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.
Steady activity at the two-week mark, or a return inside 6 months of a general treatment, means a warranty re-treatment - ring 1300 313 373.
Sydney does not give cockroaches an off-season. Around Miranda the warm, humid stretch from October through March drives breeding hardest, but a heated Sutherland Shire home keeps a kitchen population going through winter without pause.
A good share of our Miranda work sits close to Yowie Bay Old Baths Reserve, though the back streets and the Taren Point boundary are just as familiar.
In older Miranda buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Gel baits in cracks and hinges, not blanket spraying across benches where you prepare food.
Single units through to commercial kitchens, with food premises worked outside trading hours.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Backing onto bush means constant pressure from outside. cockroaches are already established in the reserve, and the house is simply the next thing they reach.
Free-standing homes with gardens running into bush. We treat the boundary as seriously as the building.
We do. A lot of our Miranda work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
For a standard Miranda home, one to two hours. We would rather tell you it will take longer up front than rush it.
