Our South West Sydney technicians cover Mount Pritchard and the rest of 2170 as a matter of course - it is only about 28.6 km west of the city. We cover Mount Pritchard on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
The Mount Pritchard addresses we attend cluster around Bonnyrigg Plaza and Bonnyrigg Plaza. Cook Park is another part of the suburb we are called to often.
Under Liverpool, Fairfield and Cumberland, we cover Mount Pritchard and Bonnyrigg, Cabramatta West and St Johns Park alike. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Mount Pritchard jobs tend to be recently built homes where the activity started at the boundary. Let us know which when you ring and we will plan the visit around it.
Bunker Park and Panorama Avenue Reserve are on the same round, which means every part of 2170 is within our area.
You get a confirmed time, not a window. We plan the 2170 run the day before, and if Bonnyrigg or Cabramatta West is on the same round there is often an earlier slot going.
They are active all year indoors - a heated kitchen never really has a winter - but the rate of increase is seasonal. Treating in the cooler months means working against a slower population.
What makes cockroaches hard to shift in Mount Pritchard homes is that the eggs are protected. The case is tough enough that most sprays do nothing to it, so a treatment that ignores the next generation is a treatment you will be repeating.
Two very different problems get called the same thing. Indoors and small means German cockroach and a resident population. Large and occasional means an outdoor species that walked in - and in Mount Pritchard that usually traces back to a drain, a vent or a gap under a door.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

The small indoor one - about 12 to 15 mm, light brown, with a pair of dark bands just behind the head. It stays close to warmth and water, which is why kitchens and bathrooms are where it establishes.

The largest one we deal with, around 4 cm and reddish-brown. Pits, sewers, grease traps and subfloors are where it breeds; the kitchen is somewhere it passes through at night.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

A small cockroach with light bands across the body, found away from water in warm dry positions: behind frames, in electrical fittings, in cupboards at height.

An Elite job photo of German cockroach activity on a Sydney inspection. Egg cases, shed skins and droppings in the harbourage are how we work out what we are dealing with.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Cockroaches barely 15 mm out in the open by day, with dark pepper-like specks where cupboards meet | German cockroach, and an established one | Inside hinges, appliance cavities, the kickboard void, the housings of the appliances themselves | Gel baits rotated through the job, a growth regulator, and crack-and-crevice application indoors |
| A single big one after dark by the laundry tub, the bathroom or a floor drain | American cockroach | Stormwater and sewer pits, the space under the floor, floor wastes that have dried out | Treating the pits and drains, the subfloor, and sealing the gaps where pipes pass through |
| Large cockroaches with yellow edging, seen in the garage or coming in from the garden | Australian cockroach | Mulch, leaf litter, woodpiles, roof void | External perimeter, roof void dusting, garden harbourage |
| Little cockroaches well away from the kitchen: bedrooms, the TV unit, behind wall hangings | Brown-banded cockroach | Warm dry spots in furniture and inside appliances | Bait placed where they actually are, in the living and sleeping areas |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
One female produces several egg cases, and in a warm kitchen the young reach maturity within weeks. That is how a handful becomes a serious problem in a short time.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Droppings, saliva and shed skins are established asthma and allergy triggers. An infestation left in place is a health problem, not only an unpleasant one.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Where build-up is feeding them, you will get a short list of what to clean and the order to do it in - bait has to out-compete everything else available.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
The growth regulator keeps nymphs from ever breeding; dust handles the wall voids and cavities that no gel dot can reach.
The outdoor species need outdoor treatment - stormwater pits, floor wastes, under the floor and the roof cavity, which is where they actually live before they reach your kitchen.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Kills the cockroach you can see | Does not reach egg cases or voids, and repels others deeper into walls |
| Bug bombs and foggers | Puts product across everything out in the open | Does not get into harbourage, coats your benchtops, and can split the colony up |
| Retail bait stations | Reasonable for a minor, early problem | Too little bait to clear a colony, and easily out-competed by crumbs and grease |
| Professional gel bait rotation | Eaten and shared in the hiding places; formulations can be rotated if cockroaches avoid one | Needs a clean kitchen and time to work, usually days to a couple of weeks |
| Insect growth regulator | Stops the next generation maturing, breaking the cycle of egg cases | Deliberately slow, so bait does the knockdown alongside it |
Ten minutes of preparation lets the bait reach more cockroaches.
Seeing more of them at first is expected. They come out, move slowly and die - the bait and growth regulator doing their job. Sweep up and leave everything else alone.
Through the second week activity should fall away. Leave the bait in place in hinges and cracks, and resist spraying anything over it, which puts cockroaches off feeding.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.

Where Mount Pritchard housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
If cockroaches keep appearing in a Mount Pritchard bathroom rather than the kitchen, the drain is the first thing we check. They travel the pipework between units and come up wherever the seal has dried out.
Council officers want records, not reassurance. For food premises around Mount Pritchard we provide the treatment schedule, the products used, the monitoring point locations and the findings from each visit, in a form you can hand over.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Precise gel placement into cracks and hinges rather than spraying the surfaces you cook on.

We do. A lot of our Mount Pritchard work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Every general treatment carries a 6-month warranty. A return visit inside that period does not cost you anything.
We do. Mount Pritchard and Bonnyrigg, Cabramatta West, St Johns Park and Heckenberg are all on the same route, which helps if you own more than one property in the area.
