Days 1 to 3
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.

What we cover in Mulgoa, and how quickly we can get there.
Mulgoa is part of the Penrith & the Outer West, 51.5 km or so west of the GPO, and 2745 is a postcode we know well. We travel out to Mulgoa on planned runs through the Penrith & the Outer West, so booking a day ahead gets you the best slot.
Around Mulgoa we are most often near Wallacia Panthers Golf Course and Littlefields Road Park.
Under Penrith City and Hawkesbury, we cover Mulgoa and Glenmore Park, Luddenham and Silverdale alike. With acreage the problem is often outside the house entirely - sheds, woodpiles and outbuildings get inspected too.
Around Mulgoa the pattern is fairly consistent: larger blocks where the shed or the woodpile turns out to be the source. Tell us which it is on the phone and we will come prepared for it.
Wherever you are in 2745, you are inside the area our technicians cover.
Your appointment is confirmed the day before with a real arrival time. Because Glenmore Park and Luddenham are covered on the same round, 2745 often has an earlier slot available.
Find the harbourage and the job is most of the way done. We look for the places that stay warm overnight and are never cleaned: appliance housings, the underside of drawers, cable entries and the back of the kickboard.
Floor wastes, overflow pipes and the gap where a waste pipe passes through a cupboard base are all cockroach routes. A dry floor waste in a Mulgoa laundry is an open door, and a cup of water down it once a week closes it.
The odour is a useful diagnostic. We can often tell from it how long a Mulgoa problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Light brown with two dark stripes behind the head, roughly 12 to 15 mm long. It lives indoors near warmth, food and moisture, and it is the species that breeds fastest inside a kitchen.

Large and reddish-brown, up to about 4 cm. It lives in sewers, stormwater pits, grease traps and subfloors, and comes up through drains at night rather than breeding in the kitchen.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

Small, with light bands across the back. Unlike the others it avoids damp, preferring warm dry places up high - behind wall hangings, inside appliance housings and in upper cupboards.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

From an Elite commercial job: harbourage found inside kitchen equipment. The motor housing, the door seal and the hollow leg hold warmth after close and almost never get cleaned out.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Daytime sightings near the sink, plus specks of droppings along the joins in cupboards | German cockroach - the one species that lives and breeds indoors | Hinges and drawer runners, the gap behind fridge and dishwasher, behind kickboards, inside motor housings | A bait rotation paired with a growth regulator, placed into cracks rather than sprayed about |
| One or two large cockroaches at night near the laundry, bathroom or floor waste | American cockroach | Sewer and stormwater pits, subfloor, dry floor-waste traps | Drain and pit treatment, subfloor, sealing gaps around pipes |
| Big yellow-margined cockroaches that seem to come from the garden rather than the kitchen | Australian cockroach | Garden mulch, leaf litter and woodpiles, plus the roof cavity | Treating outside: the perimeter, the roof void, and the harbourage in the beds themselves |
| Small cockroaches in bedrooms, in the TV unit or behind frames, away from the kitchen | Brown-banded cockroach | Warm, dry furniture and electrical appliances | Targeted baiting in living and sleeping areas |
| Cockroaches in a unit that keep returning weeks after your own treatment | German cockroach moving between units | Shared service risers, bin rooms and wall cavities | A coordinated building treatment. See strata pest control |

A German cockroach egg case holds around 30 eggs, and the female carries it until shortly before hatching. Killing adults on the surface leaves the next generation untouched.
A female will make several egg cases, and in kitchen warmth her young are breeding within weeks. Small numbers do not stay small.
Supermarket sprays and bombs repel. The colony moves further into the cavity, or next door, and your benchtops end up with residue on them.
The allergen load - droppings, saliva, cast skins - is a recognised trigger for asthma and allergies, which is why clearing an infestation properly matters beyond the nuisance.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
You receive a written summary of what was found and done. Heavy activity after two weeks, or a return within the 6-month general-treatment warranty, brings us back free of charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Treats the exposed surfaces of a room in one go | Nothing reaches the hiding places, residue settles on food surfaces, and the colony scatters |
| Retail bait stations | Fine as a first step on a small problem | Not enough bait to matter, and any food left about is more attractive |
| Professional gel bait rotation | Eaten in the hiding place and passed between cockroaches; formulations rotate if one is avoided | Depends on a clean kitchen, and the result comes over days to a fortnight |
| Insect growth regulator | Prevents the young reaching breeding age, which ends the egg-case cycle | Slow by design, so we never use it on its own - it goes in with bait |
Ten minutes of preparation lets the bait reach more cockroaches.
The first few days usually look worse: cockroaches in the open, slow, or dead on the floor. It means the treatment has started. Just sweep them away.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Tell your agent or building manager if activity continues, as cockroaches often travel between lots. Our apartment pest control page explains building-wide options.
Two weeks on and still seeing them regularly, or back inside 6 months of a general treatment? That is a warranty call - 1300 313 373.
The pattern we see across Mulgoa and the wider Penrith & the Outer West is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
A good share of our Mulgoa work sits close to Wallacia Panthers Golf Course, though the back streets and the Glenmore Park boundary are just as familiar.
Where Mulgoa housing shares walls and roof voids - semis, terraces, unit blocks - the population is usually shared too. We say so up front rather than treating one flat and letting you discover it a month later.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
From single apartments to commercial kitchens serviced outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Mulgoa and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
We cover it on scheduled runs, so a day's notice gets you the best slot. We are about 51.5 km west of the city here, and Mulgoa is covered by the Penrith & the Outer West team.
There is simply more harbourage on a block this size. Sheds, stacked timber, feed stores and open ground all hold cockroaches populations long before the house is involved.
Larger properties with outbuildings, so sheds, stables and stored timber are inspected alongside the house.
We do all of those. A good share of the Mulgoa jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Allow one to two hours for a typical Mulgoa property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Every general treatment carries a 6-month warranty. So if they turn up again within the warranty, ring us and we will attend.
Yes. As well as Mulgoa we cover Glenmore Park, Luddenham, Silverdale and Orchard Hills on the same runs, so a job that crosses a boundary can be handled in one visit.
