Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.

What we cover in Sydney, and how quickly we can get there.
Our Sydney CBD & Inner City technicians cover Sydney and the rest of 2000 as a matter of course - it is only about 0.3 km south-west of the city. Our technicians are through Sydney most days, so same-day attendance is usually available.
Our Sydney work takes in the streets by Central Park Mall and Town Hall station, through to Gadigal station at the other end.
We cover Barangaroo, Millers Point and Haymarket on the same runs as Sydney, which helps when cockroach problems are moving between neighbouring properties. Nearly everything here is apartments, so the question is always whether the problem is in your flat or in the building - the risers, the bin room, the wall cavities between lots.
Sydney jobs tend to be units in towers where the kitchen backs onto shared services. Let us know which when you ring and we will plan the visit around it.
Beyond that we are regularly around Wynyard Park, and out as far as Tumbalong Park. If you are anywhere in 2000, you are inside the area we run.
When you book, we confirm the 2000 run the day before and give you an arrival time rather than a window. If we are already out at Barangaroo or Millers Point that morning, we will usually offer you the earlier slot.
Almost none of the colony is out where you can see it. They are packed into the warm humid gaps - the kickboard void, the dishwasher housing, under the fridge motor, inside a cupboard hinge - so a Sydney job that treats surfaces has missed the point.
Heat is an accelerator. Through a Sydney summer the cycle from egg case to breeding adult runs weeks faster than it does in July, which is why a small problem noticed in spring is worth dealing with before Christmas.
If cockroaches keep appearing in a Sydney bathroom rather than the kitchen, the drain is the first thing we check. They travel the pipework between units and come up wherever the seal has dried out.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

The small indoor one - about 12 to 15 mm, light brown, with a pair of dark bands just behind the head. It stays close to warmth and water, which is why kitchens and bathrooms are where it establishes.

The largest one we deal with, around 4 cm and reddish-brown. Pits, sewers, grease traps and subfloors are where it breeds; the kitchen is somewhere it passes through at night.

As big as the American but marked with pale yellow along the edge of the wings and behind the head. The name misleads: this one lives outside in mulch and garden beds and only comes indoors to look about.

A small species with pale bands across the body that prefers warm, dry spots higher up, such as behind picture frames, in electrical housings and inside cupboards away from water.

One of our Sydney inspections, showing German cockroach activity. The harbourage itself tells the story: droppings, cast skins and egg cases give us both the species and the scale.

Photo from an Elite job: cockroach harbourage inside commercial kitchen equipment. Motor housings, door seals and hollow legs stay warm overnight and are rarely cleaned.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Little ones out on the bench while the lights are on, with gritty black specks in cupboard corners | German cockroach - daytime activity means a large population | Cupboard hinges, the warm cavities behind the dishwasher and fridge, under kickboards, inside appliance housings | Rotated gel baits, an insect growth regulator, and product worked into cracks and crevices |
| The occasional large cockroach at night in a wet area rather than a group in the kitchen | American cockroach | Pits, the subfloor, and floor wastes that are no longer holding water | Drain and pit treatment plus subfloor work, with pipe gaps sealed afterwards |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small cockroaches behind frames and in the TV cabinet, nowhere near a tap | Brown-banded cockroach | Warm dry furniture, and electrical appliances that run warm | Baiting concentrated in the rooms you live and sleep in |
| A unit that goes quiet for a couple of weeks and then has cockroaches again | German cockroach coming through from another lot | The risers, bin room and wall cavities the units have in common | A treatment coordinated across the building. See strata pest control |

A German cockroach egg case holds about 30 eggs and travels with the female until hatching is close. Kill the adults you can see and the next generation still arrives.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
Because they repel, bombs and aerosols spread the problem: deeper into the walls, into the neighbouring unit, and over the surfaces you prepare food on.
Cockroach droppings, saliva and cast skins are recognised triggers for allergies and asthma, so a lingering infestation is a health issue as well as a nuisance.
What the technician does on the day, in the order it happens.
We identify the species, then go looking with a torch and mirror - hinges, inside appliances, behind the kickboards, into the wall voids. What we find decides the treatment, not a set routine.
Where build-up is feeding them, you will get a short list of what to clean and the order to do it in - bait has to out-compete everything else available.
We place gel in precise dots along their travel routes rather than spraying. They feed, return to the harbourage, and the effect spreads through the population by contact and feeding.
A growth regulator prevents the young reaching breeding age, while dust treats the wall voids and cavities that gel placement cannot get into.
American and Australian cockroaches are treated at source: pits, floor wastes, subfloor and roof void. Treating the kitchen alone just handles the ones that already made it in.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Works on a cockroach you can actually see | Egg cases and harbourage are untouched, and it repels the others further in |
| Bug bombs and foggers | Covers open surfaces in a room | Misses harbourage, leaves residue on benches, and can scatter the colony |
| Retail bait stations | Worth using when numbers are genuinely low | There is very little bait in them, and crumbs or grease will beat them every time |
| Professional gel bait rotation | Fed on where they shelter and passed between them, with formulations rotated as needed | Only works once competing food is gone, and takes days to a couple of weeks |
| Insect growth regulator | Stops the young ever reaching breeding age, which ends the egg-case cycle | Acts slowly by design, so bait always goes in with it |
Ten minutes of preparation lets the bait reach more cockroaches.
Expect more sightings, not fewer - slow-moving cockroaches out in the open or dead on the floor. That is the bait and growth regulator taking effect. Sweep them up.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
Keep the agent or building manager informed if it does not settle; cockroaches travel between flats. Our apartment pest control page covers the options for a whole block.
Call 1300 313 373 if activity is still steady after a fortnight, or if they come back within the 6 months a general treatment covers. The re-treatment is under warranty.
If your Sydney neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
A good share of our Sydney work sits close to Westfield Sydney, though the back streets and the Barangaroo boundary are just as familiar.
The pattern we see across Sydney and the wider Sydney CBD & Inner City is a surge after the first properly warm week, then steady pressure until autumn. Treating before that surge is far cheaper than treating after it.
German cockroaches get baits and growth regulators, and drain species get pit and subfloor work. The species decides the treatment.
Gel goes into the cracks and hinges. Nothing gets sprayed across the bench you prepare food on.
Apartments through to commercial kitchens, with food businesses serviced when they are closed.
A general treatment is covered for 6 months. Cockroaches inside that period mean a free return visit.

Get a Free QuoteA cockroach treatment starts from $89. We quote on the property rather than the postcode, so a unit in Sydney and a large house are priced differently. The figure is fixed before any work starts. Every general treatment carries a 6-month warranty.
Same-day attendance is usually available. We are about 0.3 km south-west of the city here, and Sydney is covered by the Sydney CBD & Inner City team.
In a building this dense the population is rarely confined to one lot. Service risers, bin rooms and the cavities between units give cockroaches a route between flats, so a problem on one floor becomes a problem on three.
Nearly all units. That changes the method - gels and baits into cavities rather than anything sprayed across shared surfaces.
We do all of those. A good share of the Sydney jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Every general treatment carries a 6-month warranty. That is the point of the warranty - you do not pay twice for the same problem.
We cover the whole of Sydney, from the streets around Westfield Sydney out to the suburb boundary and on into Barangaroo.
