Where West Hoxton sits, who covers it and what it costs.
West Hoxton sits about 35.7 km west of the CBD in the South West Sydney, and postcode 2171 is one we are in most weeks. We cover West Hoxton on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
If you are near Puntillo Park, Michael Clarke Recreation Centre or Carnes Hill Marketplace, that is ground we cover constantly - it is the busiest part of West Hoxton for us.
This is the Liverpool, Fairfield and Cumberland area, and our runs here also take in Carnes Hill, Middleton Grange and Edmondson Park. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
Around West Hoxton the pattern is fairly consistent: recently built homes where the activity started at the boundary. Tell us which it is on the phone and we will come prepared for it.
Every part of 2171 is covered as standard.
We confirm your slot the day before and arrive at a stated time. Carnes Hill and Middleton Grange sit on the same run, so earlier appointments in 2171 come up regularly.
Roughly forty juveniles come out of one case, and they are breeding themselves inside ten weeks. Unless a West Hoxton treatment carries something that stops nymphs maturing, you are only ever resetting the clock.
If your West Hoxton neighbour has cockroaches, you have a supply line. The treatment still works, but it needs the entry points sealed and ideally the adjoining property done at the same time.
The odour is a useful diagnostic. We can often tell from it how long a West Hoxton problem has been running, and it is also why treatment includes advice on what to clean or discard afterwards.
Knowing the species tells us where the nest is and which treatment will work. Two of these photos are from our own Sydney jobs.

Light brown with two dark stripes behind the head, roughly 12 to 15 mm long. It lives indoors near warmth, food and moisture, and it is the species that breeds fastest inside a kitchen.

Up to roughly 4 cm long and reddish-brown. You find it in sewers, pits, grease traps and under the floor, and it travels up through drains after dark rather than nesting indoors.

About the same size as the American, distinguished by pale yellow margins behind the head and along the wing edges. It is an outdoor cockroach - mulch, garden beds and subfloors - that wanders inside.

A small banded cockroach that favours warmth and dryness rather than moisture. Look for it high up: behind frames, inside electrical enclosures and in cupboards well away from the sink.

Photo from an Elite job: German cockroach activity found during a Sydney inspection. Droppings, cast skins and egg cases in the harbourage tell us the species and how established it is.

Taken on an Elite commercial job - harbourage inside the equipment itself. Motor cavities, door seals and hollow legs stay warm all night and rarely see a cloth.
Where and when you see them is often a better clue than size. Use this to tell us what you are seeing when you call.
| What you see | Likely species | Where the nest usually is | What treatment focuses on |
|---|---|---|---|
| Small cockroaches in the kitchen during the day, plus pepper-like droppings in cupboard corners | German cockroach, usually a heavy infestation | Hinges, dishwasher and fridge cavities, behind the kickboards, inside appliances | Gel bait rotation, growth regulator and crack-and-crevice treatment inside |
| Big cockroaches at night in the wet areas, never a crowd of them in the kitchen | American cockroach | Down in the pits and the subfloor, coming up through floor wastes with no water in them | We treat the pits and drain lines and the subfloor, then seal where the pipes come through |
| Yellow-edged cockroaches in the garage, or coming through a door from the garden | Australian cockroach | Mulch and leaf litter, woodpiles, and the roof void | External perimeter, a dusting through the roof void, and clearing garden harbourage |
| Small ones in a bedroom or living room - behind a picture, inside the TV cabinet - not near water | Brown-banded cockroach | Furniture and electrical gear that stays warm and dry | Baiting aimed at the living and sleeping rooms rather than the kitchen |
| Cockroaches that always come back to the flat no matter how well you treat your own kitchen | German cockroach moving around the block | Shared service risers, the bin room, and cavities inside the party walls | Treating the whole building together. See strata pest control |

The egg case - around 30 eggs, carried by the female until just before hatching - is shielded from anything applied to a surface. That is why the population reappears after a DIY attempt.
Each female can produce several egg cases in her life, and the young mature in weeks in a warm kitchen. A few cockroaches become an infestation quickly.
A repellent product scatters rather than clears - deeper into the wall void, through to the unit next door - and leaves residue where food is prepared.
Cockroach droppings, saliva and cast skins are recognised triggers for allergies and asthma, so a lingering infestation is a health issue as well as a nuisance.
What the technician does on the day, in the order it happens.
Species confirmation comes first, then the search. Torch and inspection mirror into cupboard hinges, appliance housings, the kickboard void and the wall cavity, so the treatment is aimed rather than general.
Grease and food residue keep a colony going, so we show you the spots that matter most. Bait only wins if it is the best meal in the room.
Small dots of professional gel bait go into the cracks cockroaches travel through. They eat, return to harbourage and the effect passes through the population.
A growth regulator shuts down the next generation, and dust goes into the voids and cavities where gel simply cannot be placed.
Pits, floor wastes, the subfloor and the roof void get treated for the American and Australian species - they come in from there, so that is where it has to be done.
You get a written summary. If activity is still heavy after two weeks or returns within 6 months of a general treatment, we come back at no charge.
Some DIY options help with a few stray cockroaches. An established German cockroach colony is a different job.
| Method | What it does well | Where it falls short |
|---|---|---|
| Aerosol surface spray | Quick on a cockroach you can actually reach | No effect on egg cases or harbourage, and it pushes the others deeper into cavities |
| Bug bombs and foggers | Covers a whole room's open surfaces at once | Harbourage is untouched, benches end up with residue, and the population spreads out |
| Retail bait stations | Can help if you have only seen a few | The bait volume is small, and competing food such as grease wins out |
| Professional gel bait rotation | Fed on inside the harbourage and shared through the colony, with the option to swap formulations | Only works with the food competition removed, and needs days to two weeks |
| Insect growth regulator | Keeps nymphs from becoming breeding adults, so the egg-case cycle stops | It acts gradually, which is why it is always paired with a bait |
Ten minutes of preparation lets the bait reach more cockroaches.
You may see cockroaches out in daylight, moving slowly or dying on the floor. This is the bait and growth regulator starting to work. Sweep them up and keep going.
Activity should fall steadily. Leave bait spots in hinges and cracks alone, and avoid spraying your own insecticide over them, which can make cockroaches refuse the bait.
If it keeps going, let the agent or building manager know - cockroaches move between units readily. There is more on co-ordinated work on our apartment pest control page.

Sydney does not give cockroaches an off-season. Around West Hoxton the warm, humid stretch from October through March drives breeding hardest, but a heated South West Sydney home keeps a kitchen population going through winter without pause.
In older West Hoxton buildings a cockroach population can live entirely in the drain line and come up at night. Treating the kitchen and ignoring the pipework means you are treating the visitors, not the residents.
For a West Hoxton cafe or restaurant the standard is different: a documented program, a site plan with numbered monitoring points, and a report an auditor will accept. We work to that rather than turning up with a spray pack.
Treatment follows identification. Indoor German cockroaches need bait and a growth regulator; drain-dwelling species need the pits and subfloor treated.
Bait placed in cracks and hinges, not a blanket spray over food preparation surfaces.
Single units through to commercial kitchens, with food premises worked outside trading hours.
If cockroaches return inside 6 months of a general treatment, we come back free of charge.
