What we need to quote
We need the architectural or slab plan, the slab type (raft, waffle pod, suspended), the address, a rough pour date, and engineering details for retaining walls or step-downs.
Pre-Construction Termite Barriers in Burraneer 2230 — local technicians, fixed prices and a written report. Barriers are quoted off your plans and slab details.
Real, verified feedback from people we've helped — straight from Google.
What we cover in Burraneer, and how quickly we can get there.
Burraneer sits about 23.4 km south of the CBD in the Sutherland Shire, and postcode 2230 is one we are in most weeks. We run Burraneer on a regular route, and same-day attendance is usually available.
Our Burraneer work takes in the streets by Shiprock Reserve and Maian Bar Beach, through to Binaville Avenue Reserve at the other end.
Sutherland Shire is the council area for Burraneer, and we treat Maianbar, Dolans Bay and Port Hacking on the same schedule. Backing onto bush means re-entry is the issue, so proofing and the perimeter do the real work here.
The bulk of our Burraneer work is houses backing onto a reserve, where the pressure is constant from outside. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Every part of 2230 is covered as standard.
The 2230 run is set the day before and you are given an arrival time. Where Maianbar and Dolans Bay fall on the same round, we can usually bring the visit forward.
Retro-fitting means drilling and injecting a finished slab, working around landscaping and services. It is slower, more expensive and less complete than doing it at construction on a Burraneer block.
The value of the system on a Burraneer home is detectability. Without the inspections that detectability is never used.
A barrier is a continuous system, so it fails at the join. On Burraneer sites the usual culprits are a penetration added after our visit and a section of slab edge covered before anyone inspected it.

The whole slab footprint is protected by a termite-resistant membrane laid onto the prepared ground before concrete goes down.

Each service penetrating the slab - pipe, conduit, cable - takes a sealed collar. Penetrations are where termites most often get in unseen.

The slab edge and the wall cavity take a physical barrier, which denies termites a concealed route up the outside of the slab.

APVMA-registered termiticide applied to the soil, with the option of a reticulation pipe network so the barrier can be recharged later without digging.

Bearers, piers and suspended timber floors protected on sloping and elevated sites.

Specific detailing where there are retaining walls, sandstone excavation, step-downs or cut-and-fill, as is common across Sydney.
Once the slab is poured, the areas termites use most are sealed away for good.
The pre-construction price is far below what a retrofit costs, and nowhere near the cost of repairing damage.
If a new Class 1 home or Class 10 outbuilding has termite-susceptible primary building elements, a compliant system is required.
Full protection of pipe penetrations and slab joints is possible only before the concrete is poured over them.
Under-slab protection reaches areas that post-construction treatment simply cannot.
No Occupation Certificate is issued without the installation certificate and durable notice going to the certifier.
Having the termite protection documented and compliant reassures buyers, inspectors and lenders alike.
A licensed Sydney technician will talk it through and give you a fixed quote within half an hour.
Both approaches can comply with AS 3660.1. Many Sydney builds use a combination.
| System | How it works | Durability & upkeep | Best suited to |
|---|---|---|---|
| Physical membrane, mesh or graded stone | Sheet, stainless mesh or graded stone creating a layer termites cannot chew through, under the slab or at the perimeter | As durable as the slab itself when left undisturbed, with no top-ups needed | Slab-on-ground homes and non-chemical preferences |
| Penetration collars | Each pipe and conduit through the slab is sealed with a physical collar | Long-lasting, assuming correct installation before the pour | Every slab, usually in combination with a perimeter system |
| Chemical soil barrier | A treated zone created with termiticide in the soil below and around the building | The label and the soil conditions set the service life; it can be re-applied | Builds with tighter budgets, and some complex sites |
| Reticulation system | Pipework laid before the paving so termiticide can be pumped back into the soil later | Rechargeable for the life of the building, with no need to lift paths | Houses ringed by paving or landscaping |
| Baiting (post-construction) | Ground stations used for monitoring and then baiting out the colony | Regular servicing of each station is required | For existing homes, see termite control |
Termite barriers are installed in stages that follow the build, not in a single visit.
We work from your plans and slab details, recommending a system and quoting each stage at a fixed price.
Service penetrations collared, and the under-slab membrane or chemical treatment installed once site preparation is done.
Perimeter and cavity barriers installed as the brickwork or cladding goes up, so there is no gap at the slab edge.
Where it is specified, the chemical perimeter or reticulation system is finished around the completed building before any paving or landscaping goes in.
A durable notice in the meter box documents the system; the installation certificate is issued to the builder and certifier.
The owner receives advice on maintenance plus a recommended inspection schedule to maintain the system.
| Document | What it is | Who needs it |
|---|---|---|
| Durable notice | A permanent record in the meter box: the system, the date installed, the life expectancy of any chemical, the installer, and inspection advice | The certifier, the owner and any future owner |
| Installation certificate | A written statement of system, products, protected areas and installer licence | Builder, certifier and the owner's records |
| Product information | What physical system or termiticide was used, together with safety data sheets for any chemical | Builder and owner |
| Maintenance & inspection advice | Advice on maintaining the barrier and the recommended inspection interval under AS 3660.2 | Homeowner |
We need the architectural or slab plan, the slab type (raft, waffle pod, suspended), the address, a rough pour date, and engineering details for retaining walls or step-downs.
Our scheduling follows the plumber's set-out and the concreter's pour date. Once services are in, tell us and we confirm collars before the pour inspection.
Consistent pricing across the project, a single point of contact, and documentation for every lot or dwelling.
Missing durable notices or unclear installation records are a common reason for occupation certificate delays. We supply everything together so the certifier has what they need.
A barrier only works if it stays intact and visible. Homeowners should follow these points for the life of the building.
| Factor | Why it matters |
|---|---|
| Slab area & perimeter length | Larger footprints need more membrane, more perimeter protection and more labour |
| System type | There is a real price difference between under-slab physical, perimeter-only, chemical and reticulation systems |
| Penetration count | Every plumbing and electrical service through the slab needs a collar fitted |
| Site conditions | Detailing increases with retaining walls, step-downs, sandstone excavation and suspended floors |
| Site visits required | Staging follows the build program; multi-dwelling sites may be combined into fewer visits |

Much of western and south-western Sydney sits on reactive clay that moves with moisture. Around Burraneer that movement can open hairline paths underground where nothing is visible from the surface.
It is one of the few construction details that still matters commercially fifteen years later.
Anything attached to the structure is part of the structure as far as termites are concerned.
NSW licence 5122967, and installation work done to AS 3660.1.
Scheduled around the builder's program, so a barrier stage does not delay the pour.
Everything the certifier wants: durable notice, installation certificate, product details.
Single dwellings, granny flats, duplexes and multi-unit developments.

At roughly 23.4 km south of the city, Burraneer is on a route we run regularly. Same-day attendance is usually available. You will be given a time, not a window.
The reserve next door is a permanent population you cannot treat. All that is in question is how easily termites cross from it into the building, which is a perimeter problem.
Detached houses on bush edges, where re-entry is the issue rather than the initial treatment.
We do all of those. A good share of the Burraneer jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Most of the time you can carry on as normal. If a particular area needs to be empty we will flag it when we arrive and it is rarely more than a couple of hours.
Between one and two hours covers the majority of jobs. We do not book so tightly that a technician has to cut a job short.
You get the AS 3660.1 certificate and the durable notice for the meter box. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Burraneer we cover Maianbar, Dolans Bay, Port Hacking and Lilli Pilli on the same runs, so a job that crosses a boundary can be handled in one visit.
