Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Airds is part of the Macarthur, 43.2 km or so south-west of the GPO, and 2560 is a postcode we know well. We travel out to Airds on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
A lot of our Airds jobs are in the streets around Rosemeadow Marketplace and Campbelltown Mall, and we are out near Merino Park regularly enough that the technician usually knows the access before they arrive.
This is the Campbelltown and Camden area, and our runs here also take in Bradbury, Ambarvale and St Helens Park. On a newer estate the houses are near-identical and tightly spaced, which means a problem in one tends to turn up in the ones either side.
Airds jobs tend to be newer homes on small blocks where next door has the same problem. Let us know which when you ring and we will plan the visit around it.
We cover the remainder of 2560 as well, from Lynwood Park through to Warranmadhaa National Park.
Your appointment is confirmed the day before with a real arrival time. Because Bradbury and Ambarvale are covered on the same round, 2560 often has an earlier slot available.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Airds owner can do.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Airds windowsill or in a web, a flight has happened close by - often on your own block.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Airds repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Airds purchase.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Airds treatment.
An old stump left in a Airds backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Airds 2560, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
We cover it on scheduled runs, so a day's notice gets you the best slot. Airds is about 43.2 km south-west of the CBD in the Macarthur, and we give you a firm arrival time rather than an all-day window.
The ground here was cleared and rebuilt recently, which displaced whatever lived in it, and the blocks are close enough that termites move between them along the fence lines.
Estate housing on small lots, which means the outside of the building matters as much as the inside.
We do. A lot of our Airds work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow one to two hours for a typical Airds property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit within the warranty period costs you nothing.
All of them. Airds sits alongside Bradbury, Ambarvale, St Helens Park and Ruse in our coverage, and they are serviced on the same schedule.
