Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Ashbury sits, who covers it and what it costs.
Ashbury is part of the Inner West, 8.9 km or so south-west of the GPO, and 2193 is a postcode we know well. Our technicians are through Ashbury most days, so same-day attendance is usually available.
Our Ashbury work takes in the streets by Canterbury station and James Foster Reserve, through to Graham Reserve at the other end.
We work under the Inner West, Burwood, Strathfield and Canada Bay area here, and Croydon Park, Ashfield and Canterbury are all on the same route, which matters when termite problems are moving between adjoining properties. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
The bulk of our Ashbury work is apartments and converted blocks where the kitchen backs onto a service riser. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Ashfield Mall and the remainder of 2193 are on the same run.
Bookings for 2193 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Croydon Park and Ashfield often share the same run, which is how earlier slots come up.
Swarming season around Ashbury runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Ashbury.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Ashbury owner can do.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Every day of delay is more timber gone. Active termite inspections are available same or next day anywhere in Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Location of the activity | Termites confined to one architrave take far less work than activity running through a subfloor and the wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Inspections at least every 12 months is the AS 3660.2 recommendation, with shorter intervals in high-risk areas. Post-treatment, that is what finds the next colony while it is small.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around Ashbury the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Ashbury house.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Ashbury treatment.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
A documented job: what was used, where, and when we returned - for your files, your insurer or whoever buys the place.
Baiting only works if someone comes back, so the return visits are built into the program from the start.
