Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

What we cover in Bass Hill, and how quickly we can get there.
Bass Hill sits about 19.8 km west of the CBD in the Canterbury-Bankstown, and postcode 2197 is one we are in most weeks. We run Bass Hill on a regular route, and same-day attendance is usually available.
If you are near Chester Hill station, Sefton station or Carysfield Park, that is ground we cover constantly - it is the busiest part of Bass Hill for us.
Canterbury-Bankstown is the council area for Bass Hill, and we treat Georges Hall, Sefton and Lansdowne on the same schedule. Terraces, semis and converted blocks share cavities and risers, which is why a single-unit treatment often does not hold on its own.
What we see in Bass Hill is terraces and semis where the problem has come through a shared wall. Describing it accurately when you book saves a second visit.
We cover the remainder of 2197 as well, from Middleton Park through to Bass Hill Plaza.
You get a confirmed time, not a window. We plan the 2197 run the day before, and if Georges Hall or Sefton is on the same round there is often an earlier slot going.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Bass Hill sub-floor.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Bass Hill houses. Structural timber is the worst outcome, not the only target.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Bass Hill.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Bait fitted directly over live workings in a wall or frame. There is no waiting for termites to discover it - they are already there.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Subterranean termites feed continuously, so waiting costs timber. Same-day and next-day inspections are available right across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
A fixed written quote: which method, which areas, which products, and how many follow-up visits it needs.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Once it is dead we talk about keeping the next one out - soil barrier, ongoing station checks, or both.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Paving and slabs | Where a path, patio or garage slab has to be drilled and injected, it takes longer than open ground |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Leave the treated soil undisturbed. New beds, paving or decking against the wall can cut through the zone - call us first and we will plan around it.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termites will nest inside a living tree. If there is a mature gum close to a Bass Hill house, that is worth including in the inspection rather than assuming the risk is only in the soil.
The Canterbury-Bankstown has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
Nasutitermes is common in gardens around Bass Hill and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.

Same-day attendance is usually available. Bass Hill is about 19.8 km west of the CBD in the Canterbury-Bankstown, and we give you a firm arrival time rather than an all-day window.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Terraces and semis, often with a paved rear courtyard that traps damp against the wall - both of which shape the job.

In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
Allow one to two hours for a typical Bass Hill property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
