Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Belrose sits, who covers it and what it costs.
Belrose sits about 15.5 km north of the CBD in the Northern Beaches, and postcode 2085 is one we are in most weeks. We run Belrose on a regular route, and same-day attendance is usually available.
Most weeks we are somewhere between Glenrose Village Shopping Centre and Forestway Shopping Centre in Belrose, and Lionel Watts Park is close enough to be on the same run.
Northern Beaches is the council area for Belrose, and we treat Frenchs Forest, Oxford Falls and Davidson on the same schedule. The coastal damp is the part that matters: sub-floors and ground-floor wet areas rarely dry out properly.
Most Belrose bookings come in as unit blocks a street or two back from the water, plus the odd beachfront cafe. Say which one applies when you call 1300 313 373 and the technician will have the right products on the van.
The rest of 2085 is covered too, including the pockets around Bambara Oval and Garigal National Park.
You get a confirmed time, not a window. We plan the 2085 run the day before, and if Frenchs Forest or Oxford Falls is on the same round there is often an earlier slot going.
The slab edge is meant to be visible so workings show. In a lot of Belrose properties landscaping has buried it, which hands termites an invisible route in.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Belrose garage are fair game too.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Belrose house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around Belrose the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Belrose home for the wrong one wastes the visit.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Belrose house.

Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Same-day attendance is usually available. Belrose sits roughly 15.5 km north of the CBD, inside our Northern Beaches run, so we book a time and keep to it.
Salt air and sandy ground keep sub-floors and ground-floor wet areas damp for most of the year, and sustained damp is exactly what termites need to establish.
Apartments near the beach and houses behind them. Either way the sub-floor and the lower level are the parts that matter.
Yes. Houses, townhouses, units, strata common property, rentals and commercial sites in Belrose 2085 are all part of what we do, and the paperwork is the kind agents accept.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
Usually not. Most of the work is done with you in the house, and where a room does need to be clear it is for a short period we will tell you about on arrival.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.
Treatments carry a 6-month warranty and we re-inspect annually. A return visit inside that period does not cost you anything.
We do. Belrose and Frenchs Forest, Oxford Falls, Davidson and Forestville are all on the same route, which helps if you own more than one property in the area.
