Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Bidwill sits, who covers it and what it costs.
Postcode 2770 covers Bidwill and the streets immediately around it. At about 38.8 km north-west of the CBD it falls in the Blacktown & Mount Druitt, where we have vans out daily. We cover Bidwill on scheduled runs through the Blacktown & Mount Druitt, and we will give you a firm time rather than a window.
The Bidwill jobs we attend tend to sit between Plumpton Marketplace and Bidwill Reserve.
Bidwill is in the Blacktown City area, and we cover Blackett, Hebersham and Hassall Grove on the same runs - handy if you own more than one property or your termite problem has come from next door. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Bidwill work is estate houses with narrow side access and a shared fence line. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Anything that puts soil or timber against the structure is a bridge - planter boxes, sleeper walls, firewood stacked on the ground. Clearing those does more for a Bidwill home than most products.
Swarming season around Bidwill runs through the warmer, wetter months. A flight does not mean your house is infested, but it does mean a colony within flying distance has reached maturity.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Bidwill house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Typically chosen for | Active termites, sites under extensive paving, or where chemical input must be minimised | Properties where there is good access to the soil at the footings | Heavy activity, a history of attacks, or a high-risk bushland block |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
We keep coming back to read the feeding and refill bait until the activity ends. How long that takes depends on the colony and the time of year.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter size and access | A long perimeter, a tight subfloor or a narrow side passage all add hours |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Bidwill purchase.
Colonies forage over a wide area underground - tens of metres - so a stump, a timber retaining wall or an untreated deck on the adjoining block feeds a colony that can reach your Bidwill house.
Our Bidwill work runs from Plumpton Marketplace out through the back streets and across to the Blackett boundary. Same price, same technicians.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

Estates are built fast and close. Shared fence lines, narrow side access and uniform construction mean termites rarely stay at just one address.
Modern detached homes close together. We treat the perimeter and the boundary because that is the route between properties.
We do all of those. A good share of the Bidwill jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, applied correctly. Products are registered for this use, placed out of reach rather than across open surfaces, and you will know what to stay off and for how long.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Usually between one and two hours on site. Bigger properties and heavier infestations take more, and that is included in the quote rather than added afterwards.
Treatments carry a 6-month warranty and we re-inspect annually. So if they turn up again within the warranty, ring us and we will attend.
We cover the whole of Bidwill, from the streets around Plumpton Marketplace out to the suburb boundary and on into Blackett.
