Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

We treat termites right across 2107. Bilgola is roughly 27.2 km north-east of the city, which puts it well inside the Northern Beaches run our technicians work. We cover Bilgola on scheduled runs through the Northern Beaches, and we will give you a firm time rather than a window.
A lot of our Bilgola jobs are in the streets around Palmgrove Park and Eric Green Reserve, and we are out near Bilgola Bends Reserve regularly enough that the technician usually knows the access before they arrive.
Northern Beaches is the council area for Bilgola, and we treat Bilgola Beach, Bilgola Plateau and Avalon Beach on the same schedule. Salt air and sandy ground keep sub-floors damp here, and damp is what sustains a population.
The bulk of our Bilgola work is apartments where the problem is really in the building rather than the flat. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2107 is covered too, including the pockets around Barefoot Boulevard Shopping Village and Village Plaza.
The 2107 run is set the day before and you are given an arrival time. Where Bilgola Beach and Bilgola Plateau fall on the same round, we can usually bring the visit forward.
On warm, humid evenings a mature colony releases winged reproductives. If you find small piles of shed wings on a Bilgola windowsill or in a web, a flight has happened close by - often on your own block.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Bilgola.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Bilgola sub-floor.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

A ring of in-ground stations, each baited once termites are feeding. Because the workers carry it back to the nest, the colony itself is what gets eliminated rather than the ones you see.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

We trench along the footings and apply termiticide, drilling and injecting through paths and slabs where trenching is not possible, so the treated zone is continuous.

Suspended floors get the subfloor done too: the soil at the piers and along the walls, because that is where concealed attacks most often begin.

The eaten timber is identified and recorded so a builder can quote. Hold the repairs until the colony is confirmed dead or you may remove what they are feeding on.
What you do in the first day or two affects how quickly the colony can be eliminated.
Resist the spray can. You will kill a few workers and move the rest somewhere you cannot see, leaving nothing to bait.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| The job it does | Wipes out the colony currently eating the building | Treats the soil around the building so anything crossing it is affected | Deals with the live colony, then protects against new arrivals |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Species confirmed, workings traced, and the roof void, subfloor and garden inspected to find where the nest and entry points are.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
The active colony is treated either by baiting - directly on the workings or via in-ground stations - or by applying termiticide to the soil on their route.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
A written record of every product and location, and a date for the next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
The standard, AS 3660.2, recommends an inspection at least annually and more frequently where risk is high. After a treatment, those inspections are how a new colony gets caught early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2107, or over toward Bilgola Beach, you are inside the area we cover for inspections and treatment.
Risk is partly about the street, not just the building. Old stumps, timber fences and untreated structures nearby all sustain colonies within foraging distance of a Bilgola home.
Nasutitermes is common in gardens around Bilgola and far less destructive than Coptotermes. Knowing which you have is the difference between urgent and manageable.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are built into the program so baiting is never left half-finished.

Coastal suburbs hold moisture. Sandy soil drains but the air does not dry out, so the conditions under a Bilgola house suit termites nearly all year.
Units close to the water, houses further back, and sub-floors that hold moisture in both.
We do all of those. A good share of the Bilgola jobs we run are tenanted or strata properties, so the written record comes as standard.
It is, provided the instructions are followed. We will tell you what to keep clear of and for how long before we leave. Let us know about children, pets or fish tanks when you book.
