Repairing the damage
Hold the repairs until elimination is confirmed - taking out the timber early removes the bait. Then have a builder assess the structural members, bearers and studs and roof timbers included.

Where Birrong sits, who covers it and what it costs.
If you are in Birrong or anywhere else in 2143, you are in our Canterbury-Bankstown patch, 17.4 km west of the CBD. We run Birrong on a regular route, and same-day attendance is usually available.
Around Birrong we work the pockets near Maluga Passive Park, Little Saigon Plaza and Bass Hill Plaza most often, so the van is rarely far away when a job comes in.
The suburb sits in the Canterbury-Bankstown area. Potts Hill, Regents Park and Yagoona are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. The building stock is close-packed, so we look at what the property adjoins before deciding where product goes.
The bulk of our Birrong work is apartments and converted blocks where the kitchen backs onto a service riser. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2143 is covered too, including the pockets around Birrong station and Regents Park station.
The 2143 run is set the day before and you are given an arrival time. Where Potts Hill and Regents Park fall on the same round, we can usually bring the visit forward.
Anything with cellulose in it is food: the frame, yes, but also joinery, floorboards, the lining paper on plasterboard, and the boxes stacked in the garage.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Birrong treatment.
Subterranean termites must stay in contact with soil moisture, so they build pencil-width mud tubes to carry it with them. On a Birrong pier, slab edge or internal wall, those tubes are the most reliable sign there is.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

Termiticide applied into a trench along the footings, or injected through drilled holes in paths and slabs, creating a treated zone in the soil around the building.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| How it is applied | Perimeter stations in the ground, plus bait placed straight onto working termites | Trenched along the footings, drilled and injected under concrete | Staged: baiting, then soil treatment after the colony is dead |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Maintenance | Scheduled checks of each station, which also serve as monitoring | Longevity depends on the label and the site, and it can be renewed | Ongoing station checks run in parallel with the barrier |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
We confirm which termite it is and how far it has gone, following the tubing and checking roof void, subfloor and garden for the nest.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Return visits check feeding and top up bait until activity stops. Timing depends on colony size and season.
Once the colony is gone, we recommend a soil barrier, ongoing station monitoring, or both, to lower the risk of a new attack.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Stations sit level with the soil and lock shut. They must not be moved, mulched over or paved across. If landscaping is coming, let us know first and we will relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Birrong house changes the price or the decision - but only if you have it before you sign.
An old stump left in a Birrong backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.
Termite pressure is not even across Sydney and it is not even across Birrong either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
We hold NSW licence 5122967, and termite work is planned to AS 3660.2 for existing buildings.
We work out where termites are coming from before choosing a method, rather than spraying what's visible.
Products, areas treated and follow-up visits recorded for your files, insurer or a future buyer.
The program includes its own follow-ups, so baiting is never left part-done.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. Two things move it: how big the place is, and how far it has already spread. We work that out on the phone or on site and tell you the figure before anything starts in Birrong. Treatments carry a 6-month warranty and we re-inspect annually.
Same-day attendance is usually available. Birrong sits roughly 17.4 km west of the CBD, inside our Canterbury-Bankstown run, so we book a time and keep to it.
The housing stock is old and joined together. A shared wall cavity or a continuous sub-floor lets termites travel from one property to the next, which is why your neighbour matters.
Terraces, semis and converted blocks, which share structure - so we check what adjoins the property rather than treating it as a standalone building.
We do. A lot of our Birrong work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. The products are registered for this use and applied at label rates, and placement keeps them away from where children and animals go. Let us know at booking about pets, fish tanks or anyone with asthma and we will plan the visit around it.
In the great majority of jobs, no. If one area needs to be left for an hour or two we say so before we start rather than after.
Allow one to two hours for a typical Birrong property. Larger homes, or ones where the problem has spread, take longer and we will say so when we quote.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Birrong we cover Potts Hill, Regents Park, Yagoona and Sefton on the same runs, so a job that crosses a boundary can be handled in one visit.
