Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Blairmount sits, who covers it and what it costs.
Postcode 2559 covers Blairmount and the streets immediately around it. At about 43.8 km south-west of the CBD it falls in the Macarthur, where we have vans out daily. We travel out to Blairmount on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
Around Blairmount we are most often near Mt Annan Marketplace and Gregory Hills Town Centre.
This is the Campbelltown and Camden area, and our runs here also take in Currans Hill, Blair Athol and Claymore. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Blairmount work is recently built homes where the activity started at the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Every part of 2559 is covered as standard.
When you book, we confirm the 2559 run the day before and give you an arrival time rather than a window. If we are already out at Currans Hill or Blair Athol that morning, we will usually offer you the earlier slot.
Tap along the skirting, the architraves and the door frames. Sound timber gives a solid note; timber eaten from inside gives a light, drum-like one. It is the cheapest check a Blairmount owner can do.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Blairmount houses. Structural timber is the worst outcome, not the only target.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Blairmount house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

We come back on a schedule, open each station, record the feeding and refill the bait. Skipped visits are the single most common reason a baiting program does not finish.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
A can of spray takes out the ones you can see and sends the rest away from that spot - which removes the one place bait could have reached them.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
Photograph mud tubes, damaged timber or winged insects and note where you saw them. It helps us plan the visit.
Check for leaking taps, hot water overflow or air conditioner drip lines near the spot. Damp soil draws termites and needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Purpose | Elimination of the colony feeding on the structure | A treated band of soil that affects termites travelling through it | Both: the active colony goes, and new ones are deterred |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| Impact on the site | Minimal - we neither drill the paths nor dig out the beds | Drilled holes in paving, sealed on completion, plus digging along the beds | Divided across a staged series of visits |
| Ongoing maintenance | Regular scheduled station checks, which double as ongoing monitoring | How long it lasts comes down to the product label and the site, and it can be re-applied | The station checks carry on while the barrier does its job |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You get the paperwork - what went where - along with when the next timber pest inspection is due.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where they are working | A single affected door frame is a small job; activity through the subfloor and wall frames is not |
| The approach taken | Bait above ground, stations in the ground and a complete soil barrier are not comparable on product or labour |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete & paving | Paths, patios and garage slabs that must be drilled and injected take longer than open soil |
| How many visits | Baiting continues until elimination, so the colony's size decides how many return visits are needed |
| What sort of property | A strata block, a commercial site or a house with an extension or granny flat is quoted individually |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Around Blairmount the risk is driven by what is in the soil and what the house is made of. Timber-framed homes with gardens against the slab edge are the ones we find activity in most often.
Termites do not respect boundaries. A neglected yard or a demolition next door in Blairmount can push foraging onto your property, which is why we inspect fence lines and boundaries rather than only the house.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Blairmount home for the wrong one wastes the visit.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
Finding the source comes before picking a treatment. Spraying the visible workers is not a plan.
Products, areas and follow-ups all recorded, so you have the paperwork for your file, your insurer or a sale.
Return visits are included rather than optional, which is why our baiting programs actually finish.
