Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Blaxland is part of the Penrith & the Outer West, 56.3 km or so west of the GPO, and 2774 is a postcode we know well. We travel out to Blaxland on planned runs through the Penrith & the Outer West, so booking a day ahead gets you the best slot.
Around Blaxland we work the pockets near Lennox Park, Glenbrook Lagoon Reserve and Blaxland station most often, so the van is rarely far away when a job comes in.
We work under the Penrith City and Hawkesbury area here, and Regentville, Jamisontown and Penrith are all on the same route, which matters when termite problems are moving between adjoining properties. On larger blocks the outbuildings, sheds and woodpiles are usually where the problem is sitting, so they are part of the inspection.
Around Blaxland the pattern is fairly consistent: acreage properties with outbuildings that need checking alongside the house. Tell us which it is on the phone and we will come prepared for it.
The whole of 2774 is on our regular run.
The 2774 run is set the day before and you are given an arrival time. Where Regentville and Jamisontown fall on the same round, we can usually bring the visit forward.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Blaxland house means a mature colony nearby.
People assume they are covered until they claim. Termite damage is excluded as a maintenance issue, so for a Blaxland home the only protection that exists is finding them early.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Blaxland house for years before anything shows on the surface.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Mud tubes and eaten timber are best left alone. Open them up and they dry out, the termites withdraw, and the treatment takes longer.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Have a look for a dripping tap, a hot water overflow or an air conditioner drain near where you found them. Damp soil is an attractant and has to be dealt with as well.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
In strata, termites in your lot very often involve common property, so the manager needs to hear about it early rather than late.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Method of install | Soil stations round the perimeter and bait onto the workings themselves | Trenching at the footings with drilling and injection through hard surfaces | Bait phase first, soil barrier second |
| Site disturbance | Almost none: no drilling through paths, no excavating garden beds | Small sealed drill holes in paving, and trenching where there are gardens | Spread across the staged visits |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Treatment goes where the termites actually are - bait on the workings or in stations, or termiticide in the travelled soil.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Flush-fitting, locking lids. Don't shift them, don't cover them with mulch, don't pour concrete over them - and give us notice before landscaping so they can be moved properly.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Our Blaxland work runs from Glenbrook Lagoon Reserve out through the back streets and across to the Regentville boundary. Same price, same technicians.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Blaxland house changes the price or the decision - but only if you have it before you sign.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Blaxland home for the wrong one wastes the visit.
Licensed in NSW under 5122967, with every termite job planned around AS 3660.2.
We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The follow-up visits are part of the program, so a baiting job does not get abandoned halfway.

We cover it on scheduled runs, so a day's notice gets you the best slot. Blaxland is about 56.3 km west of the CBD in the Penrith & the Outer West, and we give you a firm arrival time rather than an all-day window.
On a rural-fringe block the surrounding land is doing the work - paddock, timber, sheds - and the house is the last step rather than the first.
Larger blocks with outbuildings, so sheds, stables and stored timber are part of the inspection rather than an afterthought.
