Repairing the damage
Hold off on repairs until we confirm the colony is no longer active. Replacing timber too early can remove the bait termites were feeding on. A builder should assess structural members like bearers, studs and roof timbers.

Where Cabramatta sits, who covers it and what it costs.
Cabramatta is part of the South West Sydney, 25.2 km or so west of the GPO, and 2166 is a postcode we know well. We cover Cabramatta on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
A lot of our Cabramatta jobs are in the streets around Cabramatta station and Canley Vale station, and we are out near Cabravale Park regularly enough that the technician usually knows the access before they arrive.
Liverpool, Fairfield and Cumberland is the council area for Cabramatta, and we treat Canley Vale, Canley Heights and Warwick Farm on the same schedule. Estate blocks are compact with narrow side passages, so access and the perimeter are where most of the work happens.
The bulk of our Cabramatta work is recently built homes where the activity started at the boundary. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
Our Cabramatta runs also take in Heather King Park and the area near BKK Shopping Centre, so the whole postcode is served.
The 2166 run is set the day before and you are given an arrival time. Where Canley Vale and Canley Heights fall on the same round, we can usually bring the visit forward.
The rate is not the issue - the concealment is. By the time a cornice cracks or a skirting gives way, the colony has usually been feeding on that Cabramatta frame for a long time.
Storm, fire and flood are covered. Termites are not, anywhere in Australia. A Cabramatta repair bill lands entirely on the owner, which is why the cheapest termite money you will ever spend is the inspection.
Garden beds built up over the slab edge, timber sleepers against the wall, and mulch piled to the brickwork all give termites a covered path straight past whatever protection the house has. It is the most common fault we find in Cabramatta.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

We install stations in the soil around the perimeter. They hold timber first; when termites start feeding on it we replace that with bait, and they take it home to the nest.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

Where we find them working in a frame or wall lining, bait goes on over the workings themselves and the colony begins feeding the same day.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
If you can, photograph what you found - tubing, damaged timber, flying insects - and tell us where. It shapes how we scope the inspection.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.
If you are in a unit or townhouse, activity in your lot usually touches common property - tell the strata manager early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| Looking after it | Stations get opened on a schedule and remain as a monitoring system | Label and site determine the service life; it can be re-applied later | Station monitoring continues for as long as the barrier is in service |
| Best suited to | Live activity, properties with a lot of paving, or where chemical use must be kept down | Houses with decent access to open soil along the footings | Serious activity, properties attacked before, or high-risk blocks near bush |

Termite treatment is a program over several visits, not a one-off spray.
Identification comes first, then we trace the workings and search the roof void, subfloor and garden to locate the nest and the entry points.
You receive a fixed quote that names the method, the areas, the products and the return visits required.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
After elimination we advise on protection: a chemical soil barrier, ongoing monitoring through the stations, or a combination of the two.
You receive a written record of what was applied and where, plus a recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method chosen | Above-ground baiting, in-ground stations and full soil barriers use different amounts of product and labour |
| Size and access | The longer the perimeter and the tighter the subfloor and side access, the longer the job |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Follow-up schedule | Baiting is not one visit. It runs until elimination, and bigger colonies need more returns |
| Kind of property | Strata, commercial and extended homes - including granny flats - are individually scoped |

The in-ground stations are flush to the soil with locking lids. Leave them where they are - not buried in mulch, not concreted over - and tell us before any landscaping so we can relocate them.
The barrier depends on the soil staying put. Garden beds, pavers and decks built against the house are the usual way one gets broken, so talk to us before the work.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
If you are anywhere in 2166, or over toward Canley Vale, you are inside the area we cover for inspections and treatment.
Termites will nest inside a living tree. If there is a mature gum close to a Cabramatta house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Some species are destructive, some barely touch sound timber. We identify from the soldiers in the workings, because treating a Cabramatta home for the wrong one wastes the visit.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
Everything is documented - products, treated areas, follow-up visits - for your records, your insurer or a future buyer.
Return visits are built into the program so baiting is never left half-finished.

We cover it on scheduled runs, so a day's notice gets you the best slot. Cabramatta sits roughly 25.2 km west of the CBD, inside our South West Sydney run, so we book a time and keep to it.
On a newer estate the boundaries are close and the landscaping is young, so termites move between properties along fence lines with very little to stop them.
Estate housing on small lots, which means the outside of the building matters as much as the inside.
We do. A lot of our Cabramatta work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes. Everything we use is registered for the purpose and applied at label rates, and we place product where people and animals do not go. Tell us about pets, aquariums or anyone with a respiratory condition at booking.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
Allow an hour to two hours for most properties. A bigger building, or one where the problem has spread, takes longer - and we would rather tell you that when quoting than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
All of them. Cabramatta sits alongside Canley Vale, Canley Heights, Warwick Farm and Cabramatta West in our coverage, and they are serviced on the same schedule.
