Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.

Where Campsie sits, who covers it and what it costs.
If you are in Campsie or anywhere else in 2194, you are in our Canterbury-Bankstown patch, 10.9 km south-west of the CBD. We run Campsie on a regular route, and same-day attendance is usually available.
Our Campsie work takes in the streets by Sawyer Reserve and Campsie Shopping Centre, through to Belmore station at the other end.
The suburb sits in the Canterbury-Bankstown area. Belmore, Canterbury and Croydon Park are all covered on the same day, so a problem that has spread across a boundary can be handled in one visit. Most of the housing here shares a wall, a roof void or a sub-floor with something else, so we check what adjoins the property rather than treating it in isolation.
The bulk of our Campsie work is older semis with a paved rear courtyard and a sub-floor that no longer dries out. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The rest of 2194 is covered too, including the pockets around Flockhart Park and Anzac Park.
You get a confirmed time, not a window. We plan the 2194 run the day before, and if Belmore or Canterbury is on the same round there is often an earlier slot going.
Termites are after cellulose, which means skirtings, architraves, door jambs, built-in wardrobes, floorboards and the paper facing on plasterboard - not just the frame. Stored cardboard and books in a Campsie garage are fair game too.
A mature colony can run to a million workers and eat through structural timber steadily rather than dramatically. Most of the serious damage we find in Campsie homes accumulated over years in a wall nobody opened.
Alates look like flying ants. The giveaway is the wings: termite wings are all the same length and shed in piles, ant wings are not. Finding them in a Campsie house means a mature colony nearby.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations go into the ground around the building with timber inside. Termites locate it, we switch the timber for bait, and the colony is eliminated from the inside out.

Every station is opened on a set schedule so feeding can be assessed and bait replenished. Programs that fail usually failed because the checks lapsed.

Where termites are working inside a wall or door frame, bait can be fixed directly over the active workings so the colony starts feeding straight away.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

With a suspended floor the piers and wall lines are part of the job. Most concealed termite activity we find started under the house.

You will be shown every piece of affected timber so a builder can price the repairs. Those repairs should wait until we have confirmed the colony is gone.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface sprays and insect bombs kill the workers in sight and make the rest abandon that feeding site, leaving nothing for bait to work on.
Leave mud tubes and damaged timber intact. Broken workings dry out and termites may retreat, which slows treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
They do not stop while you think about it. We hold same-day and next-day slots across Sydney for active termites.
Activity in one lot of a strata building is rarely confined to that lot. Let the strata manager know as soon as you find it.
One call to a licensed Sydney technician gets you straight advice and a fixed quote within 30 minutes.
Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it is for | Destroying the colony that is feeding on your building | Putting a treated zone in the soil, so termites moving through it are affected | Killing the colony that is there and guarding against the next |
| How it goes in | Stations in the soil around the perimeter, plus bait on active workings | Trenching along footings, and drilling and injecting through paths and slabs | Bait first, then the soil treatment once the colony is gone |
| Disturbance | Minimal: no drilling of paths or digging of garden beds | Small holes drilled in paving and later sealed; digging along gardens | Spread across staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Right for | Current activity, heavily paved blocks, or where chemical use needs limiting | Homes with good soil access around the footings | Heavy or repeated activity, and high-risk properties close to bush |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
Everything goes in writing before we start - method, treatment areas, products and the follow-up schedule - at a fixed price.
Bait goes onto active workings or into in-ground stations, or termiticide is applied to the soil where termites travel.
Monitoring runs until elimination: each visit records feeding and replenishes bait. Bigger colonies and cooler months take longer.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Paved areas | Any path, patio or garage slab needing drilling and injection adds time over open soil |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Type of building | Strata, commercial premises and houses with extensions or a granny flat all get scoped on their own |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 generally recommends inspections at least every 12 months, and more often in high-risk areas. After treatment, regular inspections are what catch a new colony early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
The Canterbury-Bankstown has its own pattern - the properties backing onto reserve, gully or paddock see the most pressure, and those are the ones where an annual inspection genuinely earns its cost.
A timber pest inspection before exchange costs a fraction of what concealed damage costs afterwards, and it is the one point where you still have negotiating room on a Campsie purchase.
Termites will nest inside a living tree. If there is a mature gum close to a Campsie house, that is worth including in the inspection rather than assuming the risk is only in the soil.

We locate where they are coming from first, then decide the method. Treating what you can see achieves very little.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
The program includes its own follow-ups, so baiting is never left part-done.

Joined housing is the reason. Where walls, roof voids and sub-floors are continuous between properties, termites are a street-level problem rather than a house-level one.
Joined older housing, often with a paved rear courtyard holding damp against the wall. Both things shape the treatment.
We do. A lot of our Campsie work is rentals and strata, so the report, the products used and the areas treated are all recorded in writing for whoever needs them.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
You do not normally need to leave. Anything requiring an empty room is short, and you will know about it before the work starts.
Most termite control jobs in a Campsie home take between one and two hours on site, depending on the size of the property and how much of it is affected.
Treatments carry a 6-month warranty and we re-inspect annually. If it is not holding, call us - that is exactly what the warranty is for.
Yes. As well as Campsie we cover Belmore, Canterbury, Croydon Park and Belfield on the same runs, so a job that crosses a boundary can be handled in one visit.
