Repairing the damage
Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
Termite Control in Casula 2170 — local technicians, fixed prices and a written report. Termite treatment starts from $179 and a full timber pest inspection from $159.

Where Casula sits, who covers it and what it costs.
Casula is part of the South West Sydney, 29.6 km or so west of the GPO, and 2170 is a postcode we know well. We cover Casula on scheduled runs through the South West Sydney, and we will give you a firm time rather than a window.
Most weeks we are somewhere between Tharawal Park and Jardine Park in Casula, and Leacock Regional Park is close enough to be on the same run.
This is the Liverpool, Fairfield and Cumberland area, and our runs here also take in Lurnea, Moorebank and Glenfield. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The termite calls we take from Casula are mostly newer homes on small blocks where next door has the same problem. If yours is one of them, mention it when you ring 1300 313 373 - it changes what the technician brings.
Our Casula runs also take in Casula Mall and the area near Casula station, so the whole postcode is served.
When you book, we confirm the 2170 run the day before and give you an arrival time rather than a window. If we are already out at Lurnea or Moorebank that morning, we will usually offer you the earlier slot.
Blistered or rippled paint over a flat surface is worth a second look. In Casula homes that is frequently workings pushing the paint film up from behind.
A mud lead is a covered road. They will not cross open air, so they build a tunnel up the brickwork - and that tunnel is usually the first thing anyone notices in a Casula sub-floor.
No standard home policy in NSW covers termite damage. That is the single fact that changes how Casula owners think about an annual inspection - there is no safety net behind it, so the inspection is the safety net.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Soil stations placed around the footings. The timber inside draws termites in, bait replaces it, and the nest is destroyed by the workers' own foraging.

Stations are opened on a schedule to check for feeding and top up bait. Missed checks are a common reason baiting programs stall.

If there is active work inside a wall or architrave, we can mount bait straight onto it, which puts the colony onto bait immediately rather than waiting for them to find a station.

A continuous treated zone in the soil along the footings, applied by trenching and, under paving and slabs, by drilling and injecting.

Where the floor is suspended we treat the soil around each pier and along the internal walls - the subfloor is where hidden activity usually starts.

We show you where timber has been eaten so a builder can assess repairs, which should wait until the colony is confirmed dead.
What you do in the first day or two affects how quickly the colony can be eliminated.
Please do not spray. It kills the visible workers and causes the colony to abandon the site, and an abandoned site is useless for baiting.
Don't pull the workings apart. Exposed tubes dry and the colony retreats, which costs time on the treatment.
Take pictures of anything you have seen and remember where. It tells us what to bring and where to start.
Check what is wetting the soil nearby: taps, hot water overflow, condensate lines. That damp is part of why they are there.
Don't sit on it. The colony keeps working, and we can usually inspect active termites the same or next day anywhere in Sydney.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| What it achieves | The colony feeding on the house is eliminated | Termites crossing the treated soil around the building are affected | Clears the current attack and defends against the following one |
| Installation | In-ground stations around the perimeter, with bait fixed to any live workings | A trench along the footings, plus drilling and injection where there is paving or slab | Baiting to start, and the soil work once the colony has gone |
| Disruption to the property | Very little - no paths drilled, no garden beds dug up | Small holes through paving, sealed afterwards, and trenching along garden beds | Shared out over several staged visits |
| Upkeep | Stations checked on a regular schedule and kept as monitoring | Service life depends on the product label and site; can be re-applied | Station checks continue while the barrier works |
| Where it fits | Active termites, sites that are mostly paved, and cases where less chemical is preferred | Buildings where the soil around the footings is readily accessible | Heavy infestations, repeat attacks, and high-risk sites backing onto bushland |

Termite treatment is a program over several visits, not a one-off spray.
First the species, then the extent: we follow the mud tubing and workings and inspect the roof void, the subfloor and the garden for the nest and the way in.
You get a fixed quote naming the method, areas to be treated, products and the follow-up visits needed.
Depending on the site: bait fixed to active workings, bait into in-ground stations, or termiticide into the soil where they move.
Return visits carry on until there is no activity left, with bait checked and refilled at each. The duration comes down to colony size and season.
With the colony eliminated, the next question is protection - a soil barrier, continued station monitoring, or both together.
The job finishes with a written record of products and areas, and a recommended next inspection date.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Where the activity is | Termites in one door frame need far less work than activity spread through a subfloor and wall frames |
| Method | Product volume and labour vary considerably between above-ground baiting, in-ground stations and a full barrier |
| Perimeter length & access | Long perimeters, low subfloor clearance and narrow side passages add time |
| Concrete to work through | Open soil can be trenched quickly; paths, patios and slabs have to be drilled and injected |
| Follow-up visits | Baiting needs return visits until the colony is gone, and larger colonies can need more of them |
| Building type | Strata buildings, commercial sites and homes with extensions or granny flats are scoped individually |

Repairs come last. Until we confirm there is no activity, replacing timber can take away the bait the colony was feeding on. Structural timber - bearers, studs, roof members - needs a builder's assessment.
You will have in-ground stations sitting flush with locking lids. Keep them clear of mulch and concrete, leave them in place, and call before landscaping so we can relocate them.
Treated soil works best left undisturbed. New garden beds, pavers or a deck against the house can break the treated zone, so call us before those works.
AS 3660.2 sets the baseline at inspections every 12 months or better, more often on high-risk sites. A regular inspection is the only thing that catches a new attack early.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Casula treatment.
Pre-purchase is when this matters most. A report naming active termites or past damage in a Casula house changes the price or the decision - but only if you have it before you sign.
An old stump left in a Casula backyard is a colony waiting to happen, and it sits metres from the house. Removing stumps and off-ground storing firewood costs nothing and removes a food source.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Baiting only works if someone comes back, so the return visits are built into the program from the start.

Get a Free QuoteTermite treatment starts from $179 and a full timber pest inspection from $159. What changes the figure is the size of the building, how many areas are affected and the access. You get that number up front for Casula 2170, with no call-out fee. Treatments carry a 6-month warranty and we re-inspect annually.
At roughly 29.6 km west of the city, Casula is on a route we run regularly. We cover it on scheduled runs, so a day's notice gets you the best slot. You will be given a time, not a window.
Estate housing is tightly spaced and near-identical, which means the conditions that suit termites at one address usually suit the whole street.
Newer homes, tightly spaced, usually slab on ground - so the treatment concentrates on the perimeter and entry points.
We do all of those. A good share of the Casula jobs we run are tenanted or strata properties, so the written record comes as standard.
Yes, when it is applied properly. We use registered products at label rates and tell you which areas to keep clear and for how long. Mention pets, fish tanks or allergies when you book.
Usually not. Most termite control work is done with you there, and anything that needs the room vacated is for a short period we will tell you about beforehand.
For a standard Casula home, one to two hours. We would rather tell you it will take longer up front than rush it.
Treatments carry a 6-month warranty and we re-inspect annually. Ring us if activity picks up again inside that period and we will arrange the return.
We cover the whole of Casula, from the streets around Casula Mall out to the suburb boundary and on into Lurnea.
