Repairing the damage
Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.

Where Cawdor sits, who covers it and what it costs.
Cawdor sits about 54 km south-west of the CBD in the Macarthur, and postcode 2570 is one we are in most weeks. We travel out to Cawdor on planned runs through the Macarthur, so booking a day ahead gets you the best slot.
Much of our Cawdor work is in the streets around Rotary Park.
We work under the Campbelltown and Camden area here, and Bickley Vale, Camden South and Grasmere are all on the same route, which matters when termite problems are moving between adjoining properties. Newer estate housing sits close together on small blocks, so what happens next door matters. We check the boundary and the fence line, not just the house.
The bulk of our Cawdor work is newer homes on small blocks where next door has the same problem. Mention the detail when you call 1300 313 373 - it decides how long we need on site.
The whole of 2570 is on our regular run.
Bookings for 2570 are confirmed the day before with a set arrival time, not an all-day window. Jobs at Bickley Vale and Camden South often share the same run, which is how earlier slots come up.
People picture termites eating a house in a season. It is slower than that and worse: a colony works quietly inside the frame of a Cawdor house for years before anything shows on the surface.
Coptotermes is the species that does most of the structural damage in Sydney, and it can nest inside a tree or a wall cavity as well as in soil. Identifying what is in the workings decides the Cawdor treatment.
We have found colonies feeding on skirting boards, wardrobe carcasses, stored books and the paper face of plasterboard in Cawdor houses. Structural timber is the worst outcome, not the only target.
Photos from our own Sydney termite jobs. Most properties need one primary method, and some need two working together.

Stations set into the soil around the building. Once termites find the timber inside, it is swapped for bait they carry back to the nest, which is how the colony is eliminated.

The stations get opened, read and refilled on a regular cycle. Let that slip and the program stalls - it is the usual explanation for one that never completed.

Active workings in a door frame or wall cavity can take bait fixed directly over them. Feeding starts at once, which is the fastest way onto a colony.

A treated zone in the soil: termiticide trenched in along the footings, and injected through holes drilled in paving or slab where there is no open soil.

In suspended floors, the soil around piers and along the walls is included, because subfloors are where concealed activity very often begins.

We mark up where the timber has gone so a builder can assess structural work - scheduled after, not before, the colony is confirmed eliminated.
What you do in the first day or two affects how quickly the colony can be eliminated.
Surface spray and bombs are the worst thing to use here. The colony retreats from the treated area and you lose the access point we needed.
Tempting as it is, leave the workings whole. A broken tube dries, the termites pull back, and we lose the active site.
A few photos of the mud tubes, the affected timber or any winged insects, plus a note of where they were, lets us plan the visit properly.
Moisture is usually part of the story: a leaking tap, the hot water overflow, the air conditioner condensate line. Damp soil pulls termites in, so it needs fixing too.
Subterranean termites keep eating while you wait. Same-day and next-day inspections of active termites are available across Sydney.
In a unit or townhouse, activity in one lot often involves common property, so let the strata manager know early.

Both are recognised approaches for existing buildings under AS 3660.2. The right choice depends on your property.
| Consideration | Baiting system | Chemical soil barrier | Combination |
|---|---|---|---|
| Main job | Eliminates the colony feeding on the building | Creates a treated zone so termites travelling through the soil are affected | Removes the active colony and protects against new ones |
| What the work involves | Setting stations into the soil around the building and baiting active workings directly | Trenching the footings and injecting through drilled holes in paths and slabs | The bait goes in first; the soil treatment follows once elimination is confirmed |
| How intrusive it is | Low. Nothing drilled, nothing dug out of the garden | Paving gets small drill holes which are then sealed, and gardens get trenched | Spread over staged visits rather than one disruptive day |
| What it needs afterwards | The stations are checked on schedule and stay in place as monitoring | Service life is set by the product label and the site conditions; re-application is possible | Stations keep being checked alongside the working barrier |
| Suits | Active termites, heavily paved sites, or where chemical use needs limiting | Homes with good access to soil around the footings | Heavy activity, repeat attacks or high-risk sites near bushland |

Termite treatment is a program over several visits, not a one-off spray.
We identify the termites, trace mud tubes and workings, and check the roof void, subfloor and garden for the likely nest and entry points.
The plan is written down and priced: method, areas treated, products used, follow-up visits included.
We put bait onto the live workings or into in-ground stations, or treat the soil they travel through with termiticide.
Follow-up visits continue until activity has stopped, checking and topping up bait each time. Colony size and season set the timeline.
Elimination is not protection. We recommend a soil barrier, continued station monitoring, or both, so a fresh colony does not simply replace the last one.
Everything applied is recorded in writing, with the recommended date for your next timber pest inspection.
Treatment starts from $179. Your fixed quote comes after we've seen the activity.
| Factor | Why it changes the price |
|---|---|
| Extent of the attack | Contained activity in a single frame costs far less than termites spread across the subfloor and wall framing |
| Treatment method | The three approaches - above-ground bait, in-ground stations, full soil barrier - differ in both product and time |
| How big and how reachable | Time goes up with perimeter length, and again with low subfloor clearance or narrow side access |
| Hard surfaces | Drilling and injecting through paths, patios and garage slabs is slower than trenching open soil |
| Return visits | A baiting program runs until the colony is eliminated, and a big colony needs more visits to get there |
| Property type | Strata buildings, commercial sites and homes that have been extended are each scoped separately |

Do not start repairs yet. Early timber replacement can remove the feeding site, and the colony needs to be confirmed dead first. A builder should look at the bearers, studs and roof timbers.
In-ground stations sit flush with the soil and have locking lids. Don't move them, bury them under mulch or pour concrete over them. Tell us before landscaping so stations can be relocated.
Treated soil should not be dug up. If a garden bed, paving or a deck is going in against the house, call us before it does.
Annual inspections at minimum under AS 3660.2, and more frequently in high-risk locations. Once a property has had termites, those inspections are what protect it.
Treatment removes the colony. These property conditions attract the next one, and most are cheap to fix.
Termite pressure is not even across Sydney and it is not even across Cawdor either. Blocks with mature trees, poor drainage or timber retaining are the ones worth watching.
Termites will nest inside a living tree. If there is a mature gum close to a Cawdor house, that is worth including in the inspection rather than assuming the risk is only in the soil.
Our Cawdor work runs from Rotary Park out through the back streets and across to the Bickley Vale boundary. Same price, same technicians.

We work out where termites are coming from before choosing a method, rather than spraying what's visible.
You get written records of products used, areas treated and visits made, suitable for an insurer or a buyer's inspector.
Return visits are included rather than optional, which is why our baiting programs actually finish.

Uniform houses on small lots means uniform conditions. Whatever suits termites at your address suits them at the ten around it, so these problems move along a street rather than stopping.
Recent estate housing - slab on ground, narrow side passages, young landscaping. The perimeter does most of the work.

It is, applied properly. We put product into cracks, voids and stations rather than across open surfaces, and we will tell you what to stay off and for how long before we leave.
In most cases you can stay. Where an area does need to be left clear it is for a couple of hours at most, and we say so before we start.
An hour to two hours covers most jobs. The size of the building and the extent of the problem are what change it.

We do. Cawdor and Bickley Vale, Camden South, Grasmere and Camden are all on the same route, which helps if you own more than one property in the area.
